Shaped by the Interstate 285 loop and the Chattahoochee River, Sandy Springs ITP has a prime location between Atlanta’s upscale Buckhead district and suburban Sandy Springs. Nature surrounds the entire neighborhood, from miles of hiking trails around the Chattahoochee River to Chastain Park, with sports fields, a public golf course and a Michelan-reviewed restaurant. Between these parks, the spread-out community has big acreage lots and distinctive private estates. Sandy Springs ITP also has a 7.75% tax rate as of 2024, compared to the 8% rate in neighboring Buckhead area. “You get the best of both worlds because you get all the amenities of Buckhead while paying Sandy Springs taxes, which are lower,” says Lindsey Tilley, a Realtor with Ansley Atlanta Real Estate, LLC.

Hiking on the Chattahoochee River and concerts at Chastain Park

Chastain Park on Powers Ferry Road is one of the largest parks in the city. Visitors can walk or ride a golf cart to explore sports fields, the Chastain Equestrian Center, North Fulton Golf Course and Cadence Bank Amphitheater, an outdoor Live Nation venue. "Within Sandy Springs, there are incredible baseball, football and basketball programs with youth," says Bonneau Ansley, founder of Ansley Real Estate, best-selling author and fifth-generation Atlantan. "An amphitheater also has concerts throughout the year, and there's the brand-new equestrian facility. It's state-of-the-art, right in town, which is very rare. It's cool because it has all those ideas." The Chattahoochee River shapes the western side of Sandy Springs ITP, and the surrounding Chattahoochee River National Recreation Area along Interstate North Parkway is a top spot for trout fishing, kayaking and hiking. The area's trails weave along the river and through landmarks like the Chattahoochee Bamboo Forest. Houses of worship surround the park, including Holy Innocents' Episcopal Church on Mount Vernon Highway and Temple Sinai on Dupree Drive.

The neighborhood is known for its acreage properties, and homeowners can build Sandy Springs’ big plots into private, gated estates with Greek Revival and French-influenced homes. A-rated Fulton County Schools

Fulton County Schools serves the area, and kids can attend schools like Heards Ferry Elementary, which earns an A from Niche, or A-minus-rated High Point Elementary School. Fulton Schools also operates Ridgeview Charter Middle School and Riverwood International Charter High School. Ridgeview has an A-minus grade, while Riverwood scores an A and is in Niche’s top 10% of charter schools in the country. Upscale dining at The Chastain and Ray’s on the River

Sandy Springs ITP’s highest-rated restaurants take advantage of the area’s scenery. Just outside the North Fulton Golf Course, The Chastain Restaurant on Powers Ferry Road is a casual café in the morning and transitions into an upscale farm-to-table eatery by lunchtime. The restaurant earned a Michelin Green Star for its sustainability practices, which focus on harvesting ingredients from an on-site garden. Along the I-285 loop

Sandy Springs ITP is on the I-285 loop, which connects to I-75, I-85 and State Route 400. Downtown Atlanta is 13 miles south on I-85, and Hartsfield-Jackson Atlanta is 25 miles away on the same highway. There are MARTA bus stops on Mount Vernon Highway and Interstate North Parkway and subway stops at the Sandy Springs and Dunwoody stations on Perimeter Center Parkway. MARTA trains also stop at Medical Center Station off I-285, next to Emory St. Joseph's Hospital, Northside Hospital Atlanta and Children's Healthcare of Atlanta - Scottish Rite Hospital.
