Investment, renovated or new
Most homes in Sansom Park are quaint ranch-style houses built in the ’50s or ’60s. Listings for under $175,000 tend to be small investment properties needing work. Renovated homes with new kitchens, flooring, roofs and HVAC units can sell for between $200,000 and $300,000, sometimes with lots as large as a third of an acre. New homes, too, are being built in Sansom Park through Habitat for Humanity. As the exclusive brokerage for this nonprofit, Williams’ firm is tasked with ensuring applicants meet the home loan’s income requirements. “We don’t sell to investors but to families in need,” Williams says. “I grew up in a Habitat for Humanity home, and as an ambassador, I believe homeownership changes lives.” Williams and her husband have been doing this work for 17 years.

Travel with or without a car
Trinity Metro buses run along Jacksboro Highway, from downtown to the Landmark Lakes Shopping Center, west of Interstate 820. While Sansom Park does not have designated bike lanes, buses come equipped with bike racks if commuters wish to pick up a bike route. I-820 connects drivers to nearby Dallas Fort Worth International Airport, a 25-mile drive.

Several popular Mexican restaurants line Jacksboro Highway, including El Paseo, famous for its fajitas and enchiladas. For a change of pace, residents might try Lieu’s, a Vietnamese restaurant serving pho down the street. There’s an Albertsons and a Walmart in the Lake Worth Center west of I-820. Residents making home improvements will find a Home Depot and Lowe’s, and anyone can enjoy the AMC Lake Worth 14 cinemas nearby. From baseball to paintball
Lake Worth Park sits next to Interstate 820 and offers baseball and softball fields, a soccer/football field and plenty of parking. The playground includes a climbing wall, and the skatepark offers ramps, bowls and ledges. Along the Trinity River, Marion Sansom Park is a popular destination for hiking and biking, with several miles of trails and two picnic pavilions with scenic overlooks. At Joy James Academy of Leadership, a PK-5 elementary, students have fun learning through cooking competitions and finding their way out of escape rooms. 4th Saturday in July
The Fort Worth Stockyards are about 4 miles from Sansom Park. During National Day of the American Cowboy on the fourth Saturday in July, Fort Worth celebrates its history with contests, exhibitions and tastings celebrating cowboys and cowgirls of all ethnicities. Visitors can also experience the daily cattle drive, shop at Stockyards Station or dine at a local saloon.

Hospitals and the crime rate
Most hospitals and major medical centers in the Fort Worth area are located south of Interstate 30, about 7 miles from Sansom Park. They include Texas Health Harris Methodist Hospital, Baylor Scott and White All Saints Medical Center and Medical City. Samson Park also scored much higher than the national average on crime, receiving a 7 out of 10 from the CAP Index. (The national average is 4.) This may be why Williams says safety is a concern for Sansom Park residents.
