Situated 3 miles northwest of downtown Santa Barbara, San Roque is a peaceful suburban community with great schools and quiet streets. “This area is great for families, but it really attracts people of all age groups to its eclectic, walkable streets,” says Keller William agent Caleb Overton, a resident of Santa Barbara since 1999. Named for the canyon and creek of the same name, San Roque has views of the Santa Ynez Mountains. “Highly desirable” is what Keller Williams Realtor Steve Epstein calls the neighborhood. Epstein has lived in the city for over 60 years and has sold homes for 35. “Residents like it because it’s not as touristy,” Epstein says.

Established ranch-style homes with abundant greenery
Homes in San Roque are a mix of single-family, condos and townhouses. "The whole area around Upper State Street started to develop in the 1960s," Epstein says. Most houses in San Roque were built between the 1950s and '70s, coinciding with the area's commercial development. "There is a great mix of architectural styles here," Overton says. Many homes in San Roque are single-story designs, including ranch styles and mid-century modern charmers, many with Mediterranean influences. A few roomy colonials dot the community, adorned with small front porches. Houses are between 1,500 and 2,000 square feet, usually with three bedrooms on quarter-acre lots. Most homes cost between $1.5 and $3 million, though prices can climb higher. "Everything depends on the size and state of renovation. Larger, updated homes can go as high as $4 million," Overton says — townhouses and condos price between $900,000 and $2 million.

Shopping and dining destinations around State Street
San Roque has an active business district along State Street, with many shopping and dining options. Whole Foods, Trader Joe's and Bristol Farms are all within a few blocks, where you can stock up on groceries and essentials. Near La Cumbre Plaza are Target, Petco and Macy's department store. Taqueria La Unica is a contemporary Mexican restaurant with traditional street food like tacos, tortas and alambres. South Coast Deli is a lunch hotspot with a robust menu of sandwiches. The chicken Caesar and buffalo chicken are their most popular "sammies." "There's a whole quarter of grocery stores, pharmacies, banks and car washes," Epstein says. "There are a lot of good restaurants in that corridor. Lure Fish House has great seafood, Tee-Off offers a classic steakhouse and Jeaninne's is a cool little place to have lunch and breakfast."

Students attend top-rated schools in Santa Barbara
Santa Barbara Unified is a high-performing school district with an A grade from Niche. "These are well-regarded public schools," Overton says. Kids can start their education at Monte Vista Elementary before moving on to La Colina Junior High, both of which get A grades. Santa Barbara Senior High is a highly rated standout school graded A by Niche. The school was established in 1875, and its grand Spanish-inspired primary building opened in 1924. It is designated a historic landmark by the state and city. The school has robust academic programs, including pathways and academies in sports medicine, construction tech, culinary arts and computer science.

Hiking the San Roque Canyon
San Roque offers ample outdoor recreation in the heart of its canyon namesake. Stevens Park is a 25-acre canyon park with access to several outstretched trails. Paths in Stevens Park lead toward the Jesusita Trailhead by the Laurel Canyon Reservoir, which connects trail travelers to the Santa Ynez mountains. San Roque Creek meets shaded picnic tables, nature paths, and rich flora and fauna. Other park amenities include a playground and grills, where residents have small get-togethers and cookouts. Willow Glen Park is another popular outdoor space with a playground and an athletic field. San Roque is only 4 miles from the shore. San Roque is only 4 miles from downtown Santa Barbara, a breezy drive that takes 10 to 20 minutes depending on local traffic. The neighborhood is just a few blocks from U.S. Route 101, which connects west near the coast and southeast to Thousand Oaks and Greater Los Angeles.
