A walkable inner-city suburb with large, relatively new homes

San Mateo is less than a mile from downtown and under 2 miles from the Santa Fe Plaza, but Harvey Cornell Rose Park’s tranquil garden and the churches and mosques that dot the neighborhood's quiet streets lend it a suburban feel. "It's a very walkable area that's close to Trader Joe's and plenty of restaurants, and I know some of my clients who regularly bike from here to the Plaza," says Lise Knouse, a Broker Owner with Keller Williams Realty and Santa Fe local. Bordered by the Don Gaspar Historic District to the north and the Old Santa Fe Trail to the east, San Mateo is surrounded by some of the City Different's most established communities. However, it offers newer homes with spacious lots that are rarely seen in Santa Fe's inner-city neighborhoods. "The homes here tend to be from the 1950s and '70s, which might not sound new, but compared to the century-old houses in South Capitol to the north, San Mateo's are relatively new for Santa Fe," Knouse says. Despite the area's quiet, suburban vibe, the CHRISTUS Saint Vincent Regional Hospital takes up most of San Mateo's southeastern corner, earning it the nickname the "Hospital District."

Santa Fe-style and Stamm homes abound

Curvy streets lined with sidewalks and mature apricot trees wind over San Mateo's gentle hills. Single-family homes dominate the market here, and many sit on lots of a quarter-acre or more. Santa Fe-style homes from the 1950s to 2020s blend the rambling layouts and adobe exteriors of the Pueblo style with the colorful wood molding and ornamental parapets of the Territorial style. Many of the 1950s Santa Fe-style homes here were built by Allen Stamm, a locally famous developer known for building affordable, well-made homes for veterans after World War Two; most other homes here were custom-built in the decades that followed. Three-bedroom Stamm homes on half-acre lots start at $700,000, while four-bedroom properties on over an acre go up to $3.1 million. Condos can also be found in San Mateo; prices start at $340,000 for a one-bedroom attached townhouse condo and go up to $637,000 for a two-bedroom detached version.

Santa Fe Public School with opera and engineering programs

EJ Martinez Elementary earns a C-plus from Niche and invites musicians from the Santa Fe Opera to visit the school as part of the Active Learning Through Opera program. Milagro Middle earns a C-minus and offers advanced math courses, as well as classes for native Spanish speakers. Santa Fe High receives an A-minus and provides specialized culinary, engineering and JROTC programs.

Sprawling parks and rose gardens on Alta Vista Street

Stretching over 16 acres, Salvador Perez Park is centered around an old steam locomotive. Facilities here include six hard tennis courts, as well as baseball and soccer fields that host local leagues; the park’s Salvador Perez Recreation Center houses an indoor pool, and the playground beside it has swing sets, jungle gyms and slides. Though Harvey Cornell Rose Park is less than an acre, its flower garden has more than 400 rose bushes, in a rainbow’s worth of colors. Beyond this garden, a flat, grassy field is dotted with cottonwood and juniper trees, inviting picnickers to lounge in the shade.

Grocery stores and local eateries on Cordova Road

Forming San Mateo’s northern border, Cordova Road is lined with popular eateries and shopping options. Maria's New Mexican Kitchen has been the area’s go-to spot for margaritas since 1950, and their signature green chile meatballs are a favorite among locals. "Paper Dosa is right next door and is a lovely and very popular Indian place. Very few Indian restaurants serve authentic dosas, so it's wonderful to have this here in Santa Fe," Knouse says. A Trader Joe's can also be found on Cordova Road. Further south on Saint Francis Drive, the tiny Kaffee Haus serves lattes and breakfast burritos from a whimsical miniature cottage.

A skip and a hop from downtown and the Plaza

"It's really easy to get around the city from San Mateo, especially in its northern areas near Cordova Road," Knouse says. Saint Francis Drive is the neighborhood's main thoroughfare and connects with Interstate 25 about 4 miles south. Santa Fe Trails buses make stops along Hospital Drive and Galisteo Street, and there are bike lanes along Old Pecos Trail that lead to downtown. Opened in 1865, CHRISTUS Saint Vincent Regional Medical Center is New Mexico's oldest hospital and sits in the southeast corner of San Mateo. Santa Fe Regional Airport is around 10 miles west.

Nearby the Santa Fe Farmers' Market

On Saturdays, the Santa Fe Farmers' Market brings dozens of local purveyors to the Railyard Arts District.
