A private, hillside suburb overlooking Downtown Santa Fe
Perched on Santa Fe’s juniper-studded hillsides, the Valle del Sol townhouse community is just a mile north of downtown's Santa Fe Plaza, but still feels calm and secluded. “The mixture of the hills and being north of Paseo de Peralta creates a bit of a barrier, so it’s really, really quiet,” explains Michael Kramm, a Realtor at eXp Realty with experience selling and buying in the area. “But you can still walk to downtown, grab a bite to eat at the Plaza, or head to Fort Marcy Park for tennis or pickleball.” Home to the New Mexico Governor’s Mansion, and set within the desirable Carlos Gilbert Elementary school district, the area’s overall CAP Index Score is 1 out of 10, lower than the national average of 4. Valle del Sol sits within one of the most luxurious, desired areas of the City Different, but according to area local and Santa Fe Unlimited Realty agent Daniel Huberman, it remains one of the city's most accessible neighborhoods for first-time home buyers for its area-affordable home prices and HOA fees.
Santa Fe townhouses set on quiet streets
The townhouses of Valle del Sol overlook Downtown Santa Fe from Rosario Hill, with mountain views to the east and west. Strewn along private access roads, most of these townhouses were built in the 1970s and ‘80s by regionally famous developer Wedgewood Homes; common features include the flat roofs and stucco exteriors of traditional Santa Fe-style homes, and the sharper angles and open layouts of 1970s contemporary homes. Kramm says that Valle del Sol stands out in the Santa Fe housing market because of its high quantity of two-story townhouses; most homes in the city have only one story, in accordance with the city’s architectural traditions. Prices for these townhouses depend largely on the number of stories and bedrooms, as well as mountain and city views. Two-story townhouses here have three-bedroom floorplans and range from $975,000 to $1 million, while one-story townhouses have two-bedroom floorplans and range from $630,000 to $900,000. Some subdivisions, like Loma Encantada, have individual HOAs; monthly fees of $150 to $200 provide security patrols.

Santa Fe Public Schools
Local kids can attend Santa Fe Public Schools, including Carlos Gilbert Elementary, which scores a B-plus on Niche, and Milagro Middle, which earns a C-minus. At A-minus-rated Santa Fe High, they can enroll in specialized programs for engineering and the culinary arts, or participate in clubs for hiking, boxing and more.
The Fort Mary Park and Recreation Center
Immediately south of Valle del Sol, the roughly 16-acre Fort Marcy Park is one of Santa Fe’s oldest, most popular greenspaces. “Before it was a park, it was a military fortress in the Mexican American War that protected the Santa Fe Plaza,” Huberman says. Ruins of the star-shaped fortress still remain, as does the 1936 Fort Marcy Ballfield, home of the minor league Santa Fe Fuego team. The Fort Marcy Recreation Complex is also here, home to a 25-yard lap pool, racquetball facilities, and a gym room with weights and cardio equipment. “Fort Marcy’s got it all,” Kramm adds, “with its tennis and pickleball courts, and fields and playgrounds.”
Shopping in Downtown Santa Fe and the Plaza
Downtown Santa Fe’s rich cultural and commercial offerings are less than a mile south down Rosario Hill, all set in centuries-old Pueblo buildings. Locals can start the day with mocha lattes and book shopping at Collected Works, and then head to Cafe Pasqual’s for its signature Blue Lady Enchiladas, made with zucchini and Christmas-style chile sauces (made with both red and green chiles). Around the lively Santa Fe Plaza, folks can grab a scoop of ice cream from Santa Fe Espresso Co. while checking out the handmade jewelry and pottery of Native American street vendors and artists. Art galleries, music venues and historic theaters are scattered among the area’s shops and restaurants, including the Jean Cocteau Cinema and Georgia O’Keeffe Museum. The DeVargas Center less than a mile west is home to a Sprouts Farmers Market and Market Street for groceries.

A walk from Downtown Santa Fe and nearby interstate access
Valle del Sol rests around a mile north of Downtown Santa Fe, and the scenic Bishops Lodge Road leads directly to the city center. A mile west, major thoroughfare Saint Francis Drive leads 4 miles south to Interstate 25. The CHRISTUS Saint Vincent Regional Medical Center is 4 miles south, and the Santa Fe Regional Airport is 14 miles west.
The Burning of Zozobra at Fort Marcy
Every September, the towering flames and parties of the Burning of Zozobra fill Valle del Sol with light and cheer. Held at Fort Marcy Park, immediately south of the neighborhood, the Burning of Zozobra sees a 50-foot-tall puppet named Zozobra lit on fire to represent the cleansing of the previous year’s trials and tribulations. Thousands of locals and tourists attend, bringing drinks and playing music at the park.
