Northeast Santa Monica, a quiet pocket of the iconic coastal city, has steadily grown into its own distinct identity, setting it apart from the beach-centric bustle commonly associated with the city. Here, the tranquility of tree-lined streets paints a calm, suburban tableau that stands in contrast to the city's more effervescent coastal neighborhoods. “If you want a quiet home life without giving up all the fun and entertainment of coastal LA, this is really an ideal neighborhood,” says Matt Tilley of First Team Real Estate. “You’ve got lovely houses, gorgeous shady streets, great schools. At the same time, the beach is just a few miles away, you’re right next to Brentwood, and the Santa Monica Mountains are just down the road — it’s a kind of perfect storm of upsides.”

With homes ranging from tasteful bungalows to more contemporary edifices, Northeast offers a versatile residential appeal. These structures, often characterized by well-tended gardens and a touch of architectural history, capture the area's quiet elegance. A 1,200-square-foot condo in the neighborhood typically costs around $1.2 million, while most single-family homes offer between 1,500 and 3,200 square feet and sell for between $1.8 million and $3.5 million — along with a couple of palatial hillside mansions in $5 to $12 million range.

The shopping scenario in Northeast offers a departure from the beachfront souvenir stores and high-end boutiques found elsewhere in the city. Retail in the neighborhood is concentrated along Wilshire Boulevard, where residents have easy access to a variety of supermarkets, from Trader Joe’s to Bristol Farms to Ralphs.

Wilshire Boulevard — along with nearby Santa Monica Boulevard — is also home to most of the dining in the area. Northeast boasts an array of eateries that reflect the city’s diverse palate, from gourmet organic eateries like Blu Jam Cafe to European-style bake shop Vienna Pastry to cozy sushi spot Takuma. Residents looking for a bit of nightlife don’t have to go all the way to the pier; there are a fair number of pubs in the area, including the neighborhood’s own Wild West-themed Thunderbird bar.

Families in the neighborhood are well-served by the Santa Monica-Malibu Unified School District, widely considered one of the top districts in LA County. Santa Monica High School has a 9 out of 10 rating on GreatSchools, and is known for its nationally respected science and quiz bowl teams. Many younger students in the neighborhood attend Franklin Elementary or Lincoln Middle School, which are both rated 8 out of 10 on GreatSchools.

Recreational opportunities abound in and around the neighborhood. Beyond the beckoning of the nearby beach, residents are just blocks away from the always-popular Douglas Park, where joggers set their morning pace, families congregate for weekend picnics, and children navigate playgrounds with infectious enthusiasm. Local golfers can enjoy Brentwood Country Club, which offers 18 Max Behr-designed holes along with scenic views of the Santa Monica Mountains.

Northeast provides an escape from the kinetic energy of beachside Santa Monica while staying deeply connected to the cultural and community fabric of the city.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students.
