Dune Allen Beach is a premier location for reconnecting with nature. The area is home to sprawling beaches and five coastal dune lakes, a rare geographical feature found only in four other countries. Topsail Hill Preserve State Park has secluded beaches, dune lakes and sand dunes that stretch for miles, as well as campsites and fishing spots. The park is perfect for observing some of Florida’s native wildlife and enjoying the tranquility of nature. Beachgoers can hit the sands at Dune Allen Beach’s two regional beach access points, Fort Panic and Dune Allen Beach Regional Beach Access. Hikers and bikers can hop on the paved, 18-mile Timpoochee Trail that runs the length of Scenic Highway 30A and connects to the other coastal communities that line the picturesque road. The neighborhood is also close to Santa Rosa Golf & Beach Club, a renowned facility known for its manicured fairway. “You can’t mention Dune Allen Beach without mentioning Santa Rosa Golf and Beach Club,” says Richard Stafford, a real estate broker with Tommy Sholes Inc. A wide variety of properties are available in Dune Allen Beach, ranging from undeveloped land ready for a dream home to $20-million mansions. “It’s a really cool mix of the old Florida architecture and new builds,” Stafford says. “You might have a beach cottage built in the 1930s next to a $5 million house.” Condos can range from $385,000 to $600,000 for a one-bedroom unit, while new condos with more rooms can range from $1 million to more than $5 million. Cottages, bungalows and single-story homes can range from $850,000 to $2.75 million, while multi-level homes can range from $1 million to $4 million. Recently built estates can range from $1 million to $5 million. And new, luxurious waterfront villas with five or more bedrooms can range from $5 million to $22.5 million.

Dune Allen Beach is largely residential, so residents and visitors leave town for groceries and shopping. Stinky’s Fish Camp is the area’s only restaurant, but it makes up for it in spades. This multi-level eatery sits on Allen Lake, one of South Walton’s coastal dune lakes, and serves up fresh seafood and drinks with a side of live music. Next door is Stinky’s Bait Shack, which sells live and artificial fish bait, fishing tackle and ice-cold beer. Stinky’s hosts the area’s two largest fishing tournaments, drawing both local and visiting anglers alike to compete for prizes and respect. Shoppers can head to Publix in South Walton for groceries, or Walmart on U.S. 98.
