Private, pristine beaches greet the residents and guests of WaterColor. The town is also bordered by Western Lake, a rare, 100-acre coastal dune lake. Characterized by their connection to the sea, fluctuating water levels and diverse wildlife, this kind of freshwater ecosystem is found in only four other countries. “Western Lake is great for views, and it has one of the best sunsets I have ever seen. It’s also a great place to paddle board and kayak,” says Brad Dahler, a global real estate advisor at Dahler & Co. Scenic Sotheby’s International Realty. Hikers and bikers can take advantage of wooden boardwalks and bridges that wend through WaterColor and across the inlets of Western Lake. Grayton Beach State Park and Point Washington State Forest, both nearby, also have miles of hiking trails. Homes in WaterColor draw inspiration from Southern styles and classic Florida architecture, often featuring wrap-around porches, metal roofs, white columns and muted toned. A one-bedroom condo can range from $1.35 million to $1.5 million, while a cottage-style residence can range from $2 million to $3 million. Multistory homes with more space and additional amenities such as an in-ground pool can range from $3 million to more than $7 million. “The community recently broke a record: A detached single-family property closed for $8.55 million,” says Dahler, who represented the sellers. Like much of 30A, the majority of property owners do not live full-time in WaterColor. Dahler estimates 12% to 15% full-timers, adding, "The rest are owners that put their property in the rental program, or second homeowners.”

Waterfront dining at Fish Out of Water
WaterColor residents and short-timers can grab groceries in town at Publix. Fish Out of Water, an award-winning restaurant located in the WaterColor Inn, overlooks the Gulf and serves locally sourced Southern fare. Scratch Biscuit Kitchen offers its namesake homemade biscuits, jams and jellies along with lunch and dinner, while The Wine Bar pours from a long list in a casual setting. “I love the views from Fish Out of Water and a good happy hour charcuterie board at The Wine Bar,” Dahler says.

Mountainfilm on Tour and the Harvest Food & Wine Festival
WaterColor hosts several highly anticipated events throughout the year, such as Mountainfilm on Tour, a two-night outdoor film festival. For the holidays, the Old Florida Holiday & Winter Market features horse-drawn carriages, visits with Santa — even falling snow. During the 30A Songwriters Festival, more than 175 artists perform in 30 music venues spread across the communities of 30A, including WaterColor. And in the fall, the four-day Harvest Food and Wine Festival features a cornucopia of culinary delights and libations.

A few minutes outside of town, kids can attend Dune Lakes Elementary School before heading to Emerald Coast Middle School, both graded A-minus by Niche. During the peak season of April through September, the WaterColor trolley offers free transportation for homeowners and guests. Drivers often leave their cars at home and opt to bike or cruise on golf carts to get around town, especially for a trip to neighboring Seaside and its lovely town square and amphitheater.

Like many coastal communities, WaterColor is subject to hurricanes and the high winds and flooding that accompany them. However, Garrett says Florida’s Big Bend — the region between the Florida Panhandle and the Florida Peninsula — acts as a buffer for the area. Buildings constructed after 2003 must comply with the Florida building code, intended to improve structures' ability to withstand hurricanes and severe weather.
