While many communities on Scenic Highway 30A are built as covetable vacation getaways, Watersound Origins is designed to be a permanent homestead. “Probably 75% of homeowners live there full-time,” says Amin Delawalla, a Realtor with Berkshire Hathaway HomeServices Beach Properties of Florida. “The others are second homes or long-term rentals.” Short-term rentals aren’t allowed in the community, which helps foster relationships between neighbors. “It has more of a community feel. Your neighbor is across the street and you see them every day, as opposed to seeing new faces every day in a short-term rental.” The master-planned community is 2 miles north of the Gulf of Mexico and the pristine beaches that line the Emerald Coast. Surrounded by unspoiled forests and planted next to the largest coastal dune lake in North America, residents have access to miles of hiking, biking and walking trails. Watersound Origins is also a pedestrian paradise, with shopping, dining, and services within reach at Watersound Town Center.

Beaches, rare coastal dune lakes and state parks
A short drive or bike ride leads to the sugar-white sands and glimmering waters of the Emerald Coast. Watersound Origins is just north of Lake Powell, the largest coastal dune lake in North America. Coastal dune lakes are rare, freshwater ecosystems found near coastal sand dunes. These unique lakes are separated from the Gulf of Mexico by a natural barrier, fostering diverse habitats for various species. Spanning nearly 800 acres, Powell Lake surrounds Camp Helen State Park's north and east sides and is a popular spot for canoeing, kayaking, and freshwater and saltwater fishing. Nature lovers are in good company in Watersound Origins, as the neighborhood hugs Point Washington National Forest. “Point Washington has great trails. You can see deer, black bears, foxes, and even the occasional alligator,” Delawalla says. Many residents hit the paved, 18-mile Timpoochee Trail to reach the nearby coastal communities on Scenic Highway 30A. The neighborhood itself has numerous amenities, including the Origins Golf Course, tennis and pickleball courts, a resort-style pool and the Monarch Art Trail, an outdoor sculpture project created by the Cultural Arts Alliance of Walton County.

Walk or bike to Watersound Town Center
Groceries, restaurants and shopping are within walking or biking distance at Watersound Town Center. Residents can grab groceries at Publix or meet friends for dinner at one of the center’s restaurants. Sweet Henrietta’s is a bakery and dessert shop that offers coffee drinks, fresh-baked pastries and other confections. Southern classics and local seafood are on the menu at Village Market, while Friends 30A Burger Bar serves up smash burgers, fries and milkshakes. “We love going to Ambrosia,” Delawalla says. “It’s a nice, upscale restaurant with great steaks and a good wine selection.” The town center is being developed in phases, and more than 30 restaurants, retail shops and professional services are operating or opening soon.

A variety of floorplans, prices and neighborhoods
There are several neighborhoods within Watersound Origins, and homebuyers can choose from numerous floorplans and styles. Many homes take inspiration from classic Florida architecture and feature tall ceilings, overhanging roofs, white columns and porches. Prices for a two-bedroom home in the gated NatureWalk neighborhood can range from $530,000 to $950,000, while three-bedroom homes in Longleaf Park or The Pines can range from $620,000 to $1.6 million. The neighborhoods of Powell Landing, Greenway and Stillwater have some of the most expensive homes, ranging from $800,000 to more than $3 million.

Highly rated schools in the Walton County School District
Kids can attend Dune Lakes Elementary School before heading to Emerald Coast Middle School, both of which are rated A-minus by Niche. Teens can graduate from South Walton High School, another A-minus school with a career and technical education program that offers courses in nine different concentrations, such as wildlife management, criminal justice and culinary arts. High schoolers also have the option to attend the Magnet Innovation Center, which specializes in science, technology, engineering, art and math.

Bike to beach communities on 30A
A multiuse path runs parallel to Watersound Parkway, connecting the coastal communities along Scenic Highway 30A, each of which has its own flavor and flair. “It’s a very easy bike ride to Alys Beach and Rosemary Beach,” Delawalla says. “My wife and I go every weekend to the farmers’ market in Rosemary Beach.” Residents can travel west on U.S. Route 98 to get to Destin or head east to get to Panama City Beach.

Watersound Origins has year-round events at The Pavilion at Watersound Town Center, including music festivals, farmers’ markets, car shows and other events and activities. Nearby, the annual 30A Songwriters Festival brings in nearly 200 artists to perform at more than 30 different venues in the coastal communities along 30A.
Environmental factors
The Florida panhandle, including all of 30A, is subject to hurricanes and tropical storms. However, buildings constructed after 2003 must comply with the Florida building code, which is intended to improve structures' ability to withstand high winds and flooding.
