A relatively secluded Bay Area community
While there may not be any peacocks roaming around, Peacock Gap is one of the most sought-after addresses in San Rafael. Named after land leased by 19th-century dairy farmer Thomas Peacock, Peacock Gap is now a bayside beach community at the eastern edge of San Rafael. The area was once partially a salt marsh. It has since undergone many changes, including a transformation from marshland to a beach resort, then a golf club and finally, a residential development with single-family homes and condos. With the active San Rafael Rock Quarry to the south and China Camp State Park to the north, it remains relatively secluded from the rest of the Bay Area. Its location is also somewhat unique in terms of weather, says Whitney Potter, owner of Own Marin Real Estate with 13 years in the industry, “Peacock Gap is right on the San Pablo and San Francisco Bays, so it's often sunnier, cooler and windier than the rest of Marin County.” With a private golf course, acres of nearby parkland and a family-friendly beach, Peacock Gap appeals to people who prefer outdoor recreation to city life.

Pickleball at Peacock Gap Park and swimming at McNears Beach Park
Sidewalks lead to the Peacock Gap Park, which has a sand-cushioned playground and tennis and pickleball courts. Members of the Peacock Gap Golf Course can play the oak-lined 18-hole course. The historic 1,514-acre China Camp State Park lies just north of Peacock Gap. Visitors can explore the park’s history, camp under the shade of live oaks and wander along the 15 miles of hiking trails through meadows and marshes. The park is also home to wildlife, including deer, foxes and white pelicans. At McNears Beach Park, just south of the community, amenities include a seasonal pool, a canoe and kayak launch and a long fishing pier. Sailboats and superyachts can dock to the west in Loch Lomond Marina.

Late 1900s homes near the San Pablo Bay
Built between the 1960s and late ‘90s, Peacock Gap’s single-family homes and condos rest in subdivisions with smoothly paved streets, professionally tended greenery and mature, windswept trees. Condos and townhouses are sometimes available between the low $900,000s to $1.65 million. Single-family options include a mix of midcentury ranch- and Craftsman-style homes, as well as some custom builds. Many homes have inground pools, and some border the community golf course or lagoon. Buyers might find prices ranging from $1.6 million to $3 million, with an additional annual Peacock Gap HOA fee of $130 — to go toward event planning and community beautification. The Peacock Gap HOA hosts several events throughout the year, including its annual Peacock Gap Block Party each summer and the community’s anniversary celebration every fall. Closer to the bay is the gated Marin Bay Park community, with 26 luxury estates from the late 1900s. Recent listings for these residences have ranged from $4.25 million to $4.78 million, and residents pay an additional monthly HOA fee of around $300.

San Rafael art walks and night hikes at China Camp
In addition to community gatherings hosted by the Peacock Gap HOA, several events also take place around the city of San Rafael. During the monthly Second Friday Art Walks, galleries open their doors to the public so that everyone can enjoy the exhibits and each other’s company, all free of cost. The DocLands Film Festival showcases documentaries from international filmmakers as well as talented Bay Area residents. The annual multi-day event takes place in spring at the Smith Rafael Film Center. Nature lovers can also help with trail maintenance or participate in full-moon night hikes at China Camp State Park.
Casual dining at RangeCafe Bar and Grill
The RangeCafe Bar and Grill is a neighborhood spot where residents can gather for a casual evening meal beside the golf course. Other dining options are available in downtown San Rafael, about 6 miles away, including the Michelin Guide-recommended Sol Food, which serves classic Puerto Rican cuisine. Andy's Local Market is about 3 miles southwest of the community, and it offers a selection of fresh produce, pantry staples and prepared sides. Larger grocery chains, such as Trader Joe’s, Whole Foods and Sprouts Farmers Market are near downtown San Rafael, and retail plazas line the edges of U.S. Route 101, also near downtown. On Thursdays and Sundays, local farmers and makers set up at the Marin Farmers Market, which takes place near the Marin County Civic Center.

Car travel along Point San Pedro Road
Outside of the bayside beaches and massive state park in Peacock Gap, almost everything else requires a drive to the surrounding neighborhoods. Point San Pedro Road/North San Pedro Road is the main connector from Peacock Gap to downtown San Rafael. The road forms a loop around the San Pedro Peninsula and runs toward U.S. Route 101 on either end. “You’ll have to drive about 10 to 15 minutes to reach anything commercial or the 101, but you’ll have a beautiful golf course, an elementary school with a great reputation and China Camp’s beaches and trails right in your backyard,” Potter says. The commute to downtown San Francisco is about 23 miles, and it can take upwards of an hour with traffic. Residents can also park in Larkspur and take the Larkspur Ferry to the San Francisco Ferry Terminal. In downtown San Rafael, there's a San Marin Area Rail Transit, or SMART, train station. The trains run south to Larkspur and north to Santa Rosa. Emergency medical care is less than 8 miles away, in the Kaiser Permanente San Rafael Medical Center, and the San Francisco International Airport is about 35 miles south.
The commute via 101 to downtown San Francisco is about 45 minutes by car from Peacock Gap.

Weighing out the pros and cons

One concern for some residents is the dust and noise from the nearby San Rafael Rock Quarry. Commercial trucks travel to and from the quarry via Point San Pedro Road, which can also impact traffic. The entire Bay Area faces the risk of earthquakes and wildfires as well.
