Gated waterfront community with a range of housing styles

Offering an eclectic mix of deed-restricted residential housing in a desirable waterfront location west of Tamiami Trail, The Landings defines convenience. Nestled between Roberts Bay to the north, the Intracoastal Waterway to the west and Phillippi Creek to the south, the gated community provides residents with myriad housing options, from single-family homes to an assortment of townhouses and condominium developments.

Housing options include coach houses, villas and condos

The 228 single-family homes, surrounded by mature trees and lush landscaping, range in size from 2,000 square feet to 6,000 square feet and display an architectural diversity highlighted by the ornate facades and terra cotta roofs of the Spanish Mediterranean style. The Landings’ unique “Treehouses” also take advantage of the neighborhood’s natural environment, as the wooded townhouses were built around the existing trees and other native flora. Other housing includes: carriage houses, of which there are two separate communities featuring their own pool and clubhouse; coach houses, garden-style homes that include first- and second-floor units that each come with single-car garages; Portside Villas, a small community of homes with two-car garages surrounded by a lake; and condominiums ranging from villas to units in amenities-filled waterfront complexes. Housing prices typically range from $500,000 for 2-bedroom coach houses to more than $2 million for the largest traditional single-family homes. Townhouses and condos list in the high six figures.

Neighborhood schools include an A-rated elementary option

The Landings is home to the School Board of Sarasota County. Public school students in the neighborhood attend nearby Phillippi Shores Elementary, Brookside Middle and Riverview High. All three are part of the International Baccalaureate Program, an educational track that focuses on developing students to compete in the global marketplace. Phillippi Shores has been an A-rated school for 18 consecutive years, and Riverview High School features its own performing arts center.

Nature trails, kayak launches and a racquet club for residents

Of course, there is plenty of outdoor recreation and amenities available in and around the neighborhood. A nature trail leads to a gazebo on the Intracoastal Waterway where residents can fish and launch kayaks. The Phillippi Harbor Club offers a dry dock marina for boat owners to store their boats in convenient, climate-controlled “rackominiums” on the shores of Phillippi Creek. Just across the creek is Philippi Estate Park, a 60-acre green space featuring the Edson Keith Mansion. Much of the neighborhood’s recreational activity is centered around The Landings Racquet Club, which provides a gathering space for community events and offers facilities for tennis, swimming and fitness.

Publix-anchored shopping center offers local dining favorites

An abundance of retail and dining options can be found along Tamiami Trail, which forms the neighborhood’s eastern border. The Landings shopping center is anchored by a Publix and includes an eclectic group of eateries highlighted by Tripletail Seafood & Spirits. “It’s been a staple of the community for years,” says Rodney Miles, a Realtor with Private Wealth Realty. “They are as local farm-to-table as they can be. For instance, for their bison burgers, they go to the nearest bison farm.”

Close to downtown Sarasota and white-sand beaches on Siesta Key

Tamiami Trail provides direct access to the Sarasota Memorial Hospital complex and the featured cultural attractions of downtown Sarasota, less than 3 miles north. Siesta Key, known for its white-sand beaches along the Gulf of Mexico, is also less than 3 miles away and can be accessed from Tamiami Trail via the Siesta Key North Bridge.
