A Saugus industrial hub turned close-knit village

Once a major tobacco manufacturing hub in the 1700s, Cliftondale has been a prominent Saugus village for centuries. Today, the industrial plants no longer exist, and the community is better known for its close-knit atmosphere. “Every village in Saugus has some sort of defining characteristic. This is the friendly one,” says Kristin Gennetti, a team lead with Century 21 North East, who has sold several homes in the area. “Cliftondale has its own town square with some cute restaurants, and there’s a Memorial Day parade. You just get to know your neighbors.” She adds that the 600-acre Rumney Marsh Reservation, along Cliftondale’s southern edge, is another draw. “You walk a few blocks away from your house, and you’re suddenly surrounded by places to hike, boat and fish.” Commuters can easily access bus routes, train stations and U.S. Route 1 to reach Boston.

Century-old homes have been well-maintained

Houses built between the 1800s and 1920s sit on compact lots along Cliftondale’s sidewalk-lined streets. Styles include Colonial Revivals, cottages and Craftsman-style bungalows. Though some houses can be over a century old, Gennetti says they rarely need major renovations. “Previous owners have already done a great job maintaining the houses with new appliances and updated bathrooms, so it’s not a big fixer-upper neighborhood.” Ranch-style houses and Cape Cod cottages built throughout the mid-20th century are also common. Homes often have two to six bedrooms and driveways or two-car garages. Buying here typically costs between $500,000 and $800,000. That range is higher than the national median price for a home.

Hiking at Rumney Marsh Reservation, and Revere Beach is nearby

Calm water weaves between cordgrass-covered inlets at the Rumney Marsh Reservation. Locals can hike the 3-mile trail, where they may spot great blue herons and snowy egrets wading. After launching a kayak or canoe from the shoreline, anglers can catch fish like black crappie and largemouth bass. A portion of the 10-mile-long Northern Strand Community Trail stretches across Cliftondale’s western edge. The paved path connects other Essex County towns like Malden, Revere and Lynn. Even with these local recreation spaces, Gennetti says heading 5 miles east towards Revere Beach on Broad Sound is the most popular outdoor activity. “In the summer, you have to leave around 8 a.m. to beat traffic and get a good spot [on the beach.]” Three miles of sandy shoreline make up Revere Beach, known as America’s first beach, founded in 1896.

Honors classes at Saugus High

Kids can attend prekindergarten through first grade at Veterans Early Learning Center and second through fifth grade at Belmonte STEAM Academy. Both schools earn B minuses from Niche. They may continue to Saugus Middle, rated a C-plus, and Saugus High, which gets a B-minus. The schools share a campus, and the high school offers honors classes like Latin, anatomy and chorus.

The annual Saugus Veterans Council Memorial Day Parade

Youth soccer teams and little leagues regularly play games at Anna Parker Playground on Essex Street. The green space is also the starting point for the annual Saugus Veterans Council Memorial Day Parade. Military members, American flag-themed floats and the high school marching band proceed through Cliftondale Square, ending at the Riverside Cemetery with an award ceremony.

Reach Boston via Route 1 or River Works Commuter Rail station

Boston is a less than 10-mile drive south on Route 1. Depending on traffic, the drive can take 20 to 45 minutes. Massachusetts Bay Transportation Authority buses provide rides to the River Works Commuter Rail station, less than 3 miles east. It services the Newbury/Rockport Line, typically reaching Boston in under half an hour. Boston Logan International Airport is 7 miles south, and the MelroseWakefield Hospital is 3 miles northwest.

Cliftondale Square has restaurants, churches and long-standing businesses

Saugus’s only post office, some offices and several stand-alone restaurants line Cliftondale Square, the neighborhood’s commercial area along Lincoln Avenue and Jackson Street. Three tables fill Victor’s Italian Restaurant, a cozy, bungalow-style spot known for chicken parm, hoagies and meatballs. Lines form outside Banana Splitz, where locals can enjoy slushies, sherbet and ice cream sundaes. Black and white checkered floors welcome locals into George’s Barber Shop, known as America’s oldest barber shop, here since 1902. Several houses of worship are also in the square, including the Romanesque Revival-style Family United Methodist Church, exclusively holding mass in Spanish. For groceries, a Stop & Shop is on Route 1, about 2 miles east of the village. Gennetti says the highway is a major shopping corridor. “Cliftondale doesn’t have great shopping options. It’s mainly locally owned restaurants, so people drive to Route 1 for most essentials.” Stores like Macy’s and Dick’s Sporting Goods anchor Square One Mall. Other retailers, like Walmart Supercenter and The Home Depot, also sit along the highway.
