Homes in Downtown Saugus are diverse; most were built during the mid- to late 20th century, but 21st-century and historic 19th-century homes are also available. “There are so many different home styles,” Mason says. “It’s everything: Colonials, ranches, Cape-style — there’s not just one style, there’s multiple.” Colonial and Cape Cod styles are the most common, often set in small subdivisions along streets lined with sidewalks and mature trees. Attached or detached garages are typical and some homes have private pools and solar-paneled rooftops. Most houses here range from about $400,000 to $900,000, but the neighborhood’s largest homes cost between $900,000 and $1.4 million — both ranges depending upon a home’s size and features. The median home sale price is $715,000, compared to $900,000 in Boston. There aren’t many green spaces in Downtown Saugus, but there’s bass fishing at Pranker’s Pond and Stackpole Field is used for youth sports like baseball, football and lacrosse. Less than a mile away, the 650-acre Breakheart Reservation spans lush woodlands, scenic trails and freshwater lakes — a sharp contrast to the bustle of nearby U.S. Route 1. “It’s part of Saugus and Wakefield,” Mason says. “People like to walk, run, bike or have a picnic there.” The 3-mile Outer Loop Trail is a paved path through pine forests and small hills that leads to a dog park and Pearce Lake. “You’re also pretty close to the beach,” Mason says. Eight miles away, Revere Beach is the oldest public beach in the nation. “You can relax in the sand or go in the water, but it’s usually cold,” Mason says. Kids here can attend Saugus Public Schools, which earns a C-plus from Niche. All of the district’s schools are right in the neighborhood. Veterans Memorial Elementary School teaches kindergarten and first grade and gets a B-minus. Belmonte STEAM Academy covers second through fifth grade and also receives a B-minus. Saugus Middle-High, unrated by Niche, opened in 2020 and offers college prep classes. “It’s a brand-new high school,” Mason says. “It looks beautiful right on Route 1.”Holidays in Saugus
The town of Saugus celebrates most major holidays with community events. In May, residents gather to wave American flags and watch the Saugus Memorial Day Parade pass through Downtown Saugus; participants march in military uniforms dating from the Revolutionary War through today while parading cars honk and blast patriotic music. The procession ends at the Riverside Cemetery, where a ceremony honors veterans’ service to the country. In December, hundreds gather for the Tree Lighting Ceremony at Town Hall, which includes games, cookies and a visit from Santa.Getting around from Downtown Saugus
U.S. Route 1 borders Downtown Saugus and provides a direct route to Boston, 11 miles away. “It’s probably a 20- to 30-minute ride with no traffic or an hour with traffic,” Mason says. Massachusetts Bay Transportation Authority buses stop along Main Street, and Malden Center Station is 5 miles away with a commuter rail. Main Street and U.S. Route 1 are lined with retail plazas featuring dozens of fast-casual chains. “Route 1 is very busy with lots of businesses and restaurants,” Mason says. For groceries, choices include Stop & Shop, Trader Joe’s and Walmart. Square One Mall has over 100 businesses, including department stores like Best Buy, Macy’s and Dick’s Sporting Goods. Route 1 Grill House is the go-to for a boozy brunch, serving mimosa flights and indulgent comfort fare, like chicken ‘n’ waffles and cannoli-stuffed French toast. Established in 1950, Kowloon is known for its Friday night comedy and Asian fusion dishes like Kung Pao tofu and crispy tangerine chicken. For something more casual, Kelly’s offers no-frills New England fare, including seafood plates and their signature roast beef sandwich. Just outside the neighborhood, Kane’s Donuts is a Saugus-born chain with dozens of creative flavors like crème brûlée, maple bacon and pumpkin spice.
