Pleasant Hills is a centrally located suburban neighborhood in Saugus, about 10 miles north of Boston, and that location is a primary draw for residents. “Pleasant Hills is in Central Saugus, right off Route 1, which makes it very desirable for its good central location,” says Danielle Ventre, a local Realtor with Littlefield Real Estate. “Whether you’re going north or south, it’s great for commuters.” Along with putting residents at the doorstep of shopping and dining along the highway, Pleasant Hills is also close to Saugus’ public schools. The neighborhood is home to Belmonte STEAM Academy for elementary students, and the recently completed Saugus Middle High School complex sits less than a mile north. “The neighborhood in general is great because it’s family-friendly and close to the public schools,” Ventre says.

New England styles in a suburban setting
Suburban streets fan out from Broadway, creating a quieter atmosphere while still keeping residents connected to the commercial areas along the highway corridor. Homes in a variety of classic New England styles pepper the neat, tree-lined streets framed by modest lots with lush landscaping. Cape Cods and colonial variants are most common among single-family homes, dotted between ranch-style homes and other vernacular styles. “Homes are older and smaller because Pleasant Hills isn’t a newer neighborhood, but it’s still very desirable,” Ventre says. Recently completed Saugus Middle High School
Students in Pleasant Hills are part of the Saugus Public School District. Prekindergartners through first graders may begin their education at Veterans Early Learning Center before advancing to Belmonte STEAM Academy, which was recently renamed from Saugus Belmonte Upper Elementary School. Both primary schools receive B-minus grades from Niche. Completed in 2020, Saugus Middle High School combined the student bodies of Belmonte Saugus Middle School and Saugus High School in an expanded complex at the original high school site. Now serving over 1,300 students, the middle/high school boasts an innovative space built to enhance hands-on learning for sixth through 12th grade students. The new complex is not yet rated by Niche.

Outdoor recreation in nearby nature reservations
Part of what gives Pleasant Hills its tranquil feel is the neighborhood’s proximity to nature and outdoor recreation. Residents sit near a handful of pocket parks and are a short drive away from expansive nature reservations. Small parks with playgrounds within the neighborhood include Hurd Avenue Park and Anna Parker Playground, the latter of which also features pickleball courts and multi-use fields. The Northern Strand Community Path cuts through Pleasant Hills, providing 10 miles of paved multi-use trails for biking and walking.
South of Pleasant Hills, the 600 acres of marshland in the Rumney Marsh Reservation not only provide a home for migratory birds, but also opportunities for outdoor recreation. A network of trails snakes along and over the many waterways and marshes, while other spaces along the coast offer spots for boating and fishing. To the north, Breakheart Reservation and Lynn Woods Reservation provide expanses of woodlands with additional recreation, including hiking trails, ponds for fishing and swimming, dog parks and more.

Broadway serves as Pleasant Hills’ main thoroughfare, bounding its eastern side, and is a main commercial corridor. Shopping plazas line the highway, filled with local services, fast-food chains and various big-box retailers like Target, Marshall’s and Home Depot. Across from Pleasant Hills sits Square One Mall, featuring department stores like Macy’s, along with Best Buy, Dick’s Sporting Goods and more. Grocery options along the highway include Stop & Shop, Walmart and Trader Joe’s.
While fast-food chains are scattered within the shopping plazas on Broadway, many other restaurants provide local flair to the dining scene.
