Why Savannah homebuyers choose Benjamin Van Clark

On Savannah's Eastside, Benjamin Van Clark is a historic streetcar suburb shaped by late-19th- and early-20th-century growth and renewed investment today. Developed in phases around early transit corridors, the neighborhood features a mix of older cottages and bungalows, ranch-style homes and other historic styles that reflect its evolution over several decades. Today, buyers are drawn to its proximity to Historic Savannah and more affordable home prices than in many nearby areas.

Benjamin Van Clark housing overview

Benjamin Van Clark offers a wide range of housing styles, from 20th-century bungalows and American Foursquares to midcentury ranch-style homes. More recent construction complements the existing historic streetscape. Prices also vary widely. Undeveloped lots or houses that need major updates can sell for under $100,000, while most single-family homes range from the low $200,000s to the high $400,000s, with a handful of larger historic properties priced between the low $700,000s and the low $800,000s. "Downtown is really expensive right now, so here you can get an affordable house and still be 5 minutes or less from downtown and 20 minutes from the beach," says Wynn Martin, a Realtor with Eighteen O'Two Realty, who sells throughout the Savannah area. "It's really up-and-coming right now.”

What to know about flooding in Benjamin Van Clark

Parts of the neighborhood fall within high-risk flood zones, and in those areas, homes with federally backed mortgages are required to have flood insurance. Drainage issues after heavy rain and aging infrastructure typically cause flooding, but the city is working to make improvements and here’s how:

  • Replacing outdated pipes and installing new drainage systems along Waters Avenue
  • Widening and improving key drainage systems to move stormwater away from flood-prone areas and reduce repetitive flooding
  • Adding a stormwater utility fee to create a dedicated long-term funding source for upgrades and future projects
