Dutch Island’s gated amenities sit in Savannah’s eastern salt marshes
Dutch Island is a private community, kept separate from Savannah's Isle of Hope by an entry gate and a long access road shaded by towering trees that drip with Spanish moss. Residents and their guests know that behind that gate, this neighborhood is alive with athletic facilities, frequent events and the recreation afforded by its position among the tidal rivers and salt marshes. “It’s normal to see kids out running and biking around. Dutch Island is a very active community. You feel a lot farther from Savannah than you actually are,” Rebecca Wayman, a Realtor at Realty One Group Inclusion with over a decade of experience serving the greater Savannah region. “There are places like Wilmington Island where you feel like you really don’t want to try getting out of there on the weekends, but Dutch Island gives you that seclusion without being far from places to eat and shopping.” Dutch Island isn't fully cut off by the run of the Herb, Skidaway and Wilmington rivers, helping it maintain a waterfront-loving population throughout the year thanks to convenience to the commercial and commuter hubs of greater Savannah.
HOA fees that go toward waterfront maintenance, recreation and privacy
The area's 500-foot dock and boat launch on Herb River are the undisputed jewels of the community’s shared amenities, offering space for boaters to tie off and launch into Herb River, anglers to cast or set crab traps and swimmers and sunbathers to soak in the sunshine. Backyard docks also offer private access to salt marshes and meandering waterways for kayakers and shell fishers. Away from the water, residents meet up on the playground or schedule pickup games on the basketball court and tennis courts. Lifeguards watch over the community’s main outdoor pool and smaller children’s pool through the summer months. An annual HOA fee of $1,400 comes due each February, and goes toward maintaining the community’s extensive list of recreational amenities and 24-hour gated entrance. Beyond the physical gates, the community’s single entry road leads to the Island of Hope, itself accessible only by two roads; those who don’t live in Dutch Island are unlikely to make their way to the community. Dutch Island has a CAP Index Crime Score of 1 out of 10, much lower than the national average of 4.
Pool parties and community events throughout the summer
Residents gets together for holiday celebrations and special events throughout the year. Pool parties make summer the busiest season for events, including the community’s Fourth of July celebrations, which also feature food trucks and patriotic face painting. Each August, neighbors spend all day setting and checking traps during the Dutch Island Crabbing Tournament before coming together at the pool for the after party. The island’s pool area can also be reserved for private parties. Community newsletters and Facebook posts keep residents up to date on upcoming events.
A mix of single-family homes in cohesive, classic architectural styles
Though the single-family homes shaded by Dutch Island’s tree canopy are unique in design, there’s a cohesiveness to the many styles of homes set under Spanish moss. The community’s design guidelines lay out the traditional styles of homes allowed to be built; classic Low Country, Country European and historic revival styles like Colonial, Federal and Greek are welcome, whereas flashier Tudors, Spanish and Modern designs are not. The true blend of styles is also thanks to the community’s architectural review committee; too many look-alike homes or exterior projects in one area aren’t allowed, so builders will need to take the styles of neighboring homes into account to avoid clustering. When properties are over an acre in size or sit directly on the water, prices range from around $1 million to $1.7 million. Homes farther from the waterfront and on more standard suburban lots go for $500,000 to $1 million.
Shopping and dining in Sandfly
Residents will need to leave Dutch Island to grab a bite to eat or go grocery shopping. Sandfly is about 5 miles away, known for the diverse cuisines available at strip mall eateries along Skidaway Road and Central Avenue. While shark isn’t on the menu at Driftaway Cafe, multiple toothy sculptures do watch over diners enjoying fresh seafood. Other casual eateries like Sandfly BBQ and Jalapenos Mexican Restaurant highlight their specialties in their names. Nearby, a big box complex houses both Walmart and Sam’s Club.

Isle of Hope School serves prekindergarten through eighth grade and earns a C-plus from Niche. Sol C. Johnson High School also earns a C-plus and participates in the Savannah-Chatham County Public School System’s work-based learning program, offering students the chance to grow career skills through coursework and apprenticeships or other work experiences with local employers.
Driving to the Harry S. Truman Parkway for Savannah commuting
Speed bumps quell traffic around Dutch Island, making it popular for neighbors to safely walk, bike or golf cart around. Residents are car-dependent when it’s time to leave the community, with many heading to Harry S. Truman Parkway on the roughly 12-mile drive to downtown Savannah. “You used to see a lot of doctors living on Dutch Island because they needed to live within 30 minutes of their hospitals,” Wayman notes. St. Joseph’s Hospital, Candler Hospital and Memorial Health University Medical Center are all within 10 miles of home. Savannah/Hilton Head International Airport is about 25 miles away.
Flood zones on Dutch Island’s perimeter
The rivers and marshes that surround Dutch Island may flood after unusually heavy rain and hurricanes. While the center of the island is mostly clear of these zones, some properties that sit relatively far from the salt marshes may still require insurance. Buyers should consult maps to understand risk levels and insurance rates.
