What life is like in Mayfair
Mayfair sits just off main roads, but things are quiet in this small, fully residential neighborhood. Here, kids bike to the pool in the summer, families decorate their houses for holidays and Lake Mayer Community Park, one of Savannah's most popular outdoor spaces, sits steps from most front doors. At the same time, Mayfair offers easy access to the commercial areas along Abercorn Street and the Harry S. Truman Parkway, making the roughly 15-minute commute into Historic Savannah a breeze.

Midcentury homes at higher prices than nearby neighborhoods
Mayfair’s main entrance is on Royal Oak Drive. When you see a brick sign with the neighborhood’s name and a landscaped median of live oak trees, you're there. Ranch-style homes from the 1950s through the ‘80s, along with a few midcentury modern designs and the occasional two-story house, line Mayfair's gently curving roads. Houses may be older, but they’re well-maintained, since most residents take pride in owning a home here. “When you live in a home for a long time, you take care of it differently,” says Rebecca Wayman, a Realtor with Realty One Group and a longtime Savannah resident. With home prices ranging from the lower $400,000s to the lower $600,000s, Mayfair is more expensive than nearby neighborhoods like Cresthill, Skyland Terrace-Greenway Park and Highland Park, largely because of its location near Lake Mayer and established reputation. “Mayfair is an established, traditional neighborhood,” says Scott Dole, a real estate agent with Compass Georgia, who has sold many homes in the area.

Neighborhood pool and local events keep Mayfair close-knit
Residents here can become members of the Mayfair Pool, which hosts many local activities, including a Memorial Day barbecue. “They have one of the few high dives that are still left in the area,” Wayman adds. Mayfair Park, a small outdoor space with playgrounds and picnic areas, is next door. The community also goes all out for holidays. “When it comes to decorating for Christmas and Halloween, it’s a festive neighborhood,” Wayman says.
Easy access to Lake Mayer and other outdoor areas
Proximity to Lake Mayer Community Park is one of Mayfair’s biggest draws. The neighborhood’s eastern entrance is directly across from the park, which most people can walk to. Once there, you’ll find a trail around the lake, tennis and pickleball courts, playgrounds, a skatepark and a remote-controlled raceway. There’s also easy access to the Truman Linear Park Trail, part of the Tide to Town Urban Trail system, for daily walks or bike rides. “Once completed, the trail system will connect the entire city,” Dole explains. “Like a scaled-down version of the Beltline in Atlanta.” The Savannah Botanical Gardens and the public 18-hole Bacon Park Golf Course are also nearby.

Essentials, restaurants and Savannah hotspots nearby
Mayfair is a short drive from grocery stores, big-box retailers and restaurants along Montgomery Cross Road and Abercorn Street. “Montgomery Cross Road has businesses and services, like alterations, while Abercorn Street has more of your daily needs and Oglethorpe Mall,” Dole says, referring to the indoor shopping center anchored by Belk, Macy’s and JCPenney. Here are other nearby amenities:
Walmart and Sam’s Club, in the same shopping center, are less than 5 minutes from the neighborhood.
The dining scene in Sandfly, which includes local favorites like Sandfly Barbecue and The 5 Spot Sandfly, is about 5 minutes east.
River Street, Savannah’s iconic cobblestone strip of restaurants, pubs, shops and entertainment venues, is about 20 minutes north.
How public school choice and transfers work in Savannah
The highly rated Savannah-Chatham County Public School System serves Mayfair. Families can apply to districtwide magnet and specialty schools, where admission depends on meeting certain criteria, a random lottery or, for some arts programs, auditions. Open enrollment requests, including limited out-of-district transfer options, are granted only if capacity and policy requirements are met.

15 minutes to Historic Savannah
East Montgomery Cross Road, with Chatham Area Transit bus stops, runs along Mayfair’s southern boundary and links to Truman Parkway, Savannah’s main north-south thoroughfare. “You can jump on the Truman and be downtown in 15 minutes,” Dole says. Tybee Island is about 35 minutes east, Memorial Health University Medical Center is 10 minutes north and Savannah/Hilton Head International Airport is a 40-minute drive.
What to know about flood risk in Mayfair
Some portions of Mayfair fall within FEMA-designated flood zones, including high-risk Zone AE and lower-risk zones; however, threats are considered less severe here than closer to Midtown Savannah. Here’s what you should know about flooding:
Flood risk is caused by Savannah’s low-lying location and drainage issues after heavy rains.
Federally backed mortgages in high-risk zones require flood insurance alongside standard homeowners insurance.
Major renovation projects in flood zones may need approval from the city and county.
The city is working to replace old pipes and aging infrastructure.
The stormwater utility fee, implemented in early 2026, created a dedicated funding source for flood-related projects, shifting from maintenance to long-term plans and solutions.
