Metropolitan is a trendy Midtown Savannah neighborhood

Metropolitan is a popular landing spot for 20- and 30-somethings. Once considered up-and-coming, the neighborhood has found its footing, largely thanks to the Starland District. After work, life centers around this artsy corridor of murals, live music, bars and restaurants. By day, Metropolitan feels distinctly residential, with historic homes on gridded streets and Historic Savannah , parks and the coast just minutes away.

Mix of historic homes, rentals and more affordable choices

Although urban, Metropolitan’s streets have a classic, old-time Southern feel. Mature live oaks and palmettos grow in front of historic homes, with bungalow, Victorian, Federal and Lowcountry styles in the neighborhood. Here’s a snapshot of housing prices:

  • Homes needing major renovations may cost from the high $100,000s to the high $200,000s.
  • Historic homes under 2,000 square feet can range from the mid-$300,000s to the mid-$500,000s.
  • Larger historic homes, often with two floors and over 2,000 square feet, usually start around the low $600,000s and can reach the high $700,000s.
  • The neighborhood’s most expensive single-family homes sit near Bull Street and have luxury amenities like pools; they can reach almost $2 million.
  • Condos and townhouses range from the high $300,000s to the high $700,000s, depending on size, age and condition.
"I call it the Brooklyn of Savannah," says Scott Dole , a real estate agent with Compass Georgia who lives in the neighborhood. "In a short period of time, it's become one of the city's most eclectic and trendy neighborhoods... Property values have nearly doubled since COVID." Many renters call Metropolitan home, too, with older houses often converted into apartments or duplexes.

The Starland District made Metropolitan a foodie hub

Street art and murals decorate Bull Street, the heart of the Starland District. This popular corridor is named after Starland Dairy, a milk processing plant that once occupied the site. In the late 1990s, two Savannah College of Art and Design graduates began restoring the former industrial area, gradually transforming it into one of the city's most vibrant districts. “What we’re seeing over there is that a younger generation of entrepreneurs is going in and opening up little shops, taverns and other places, and it’s becoming a really hip area,” says Joel Solomon , a Century 21 real estate agent with over two decades of experience in Savannah.
“The Starland District has the best food scene in all of Savannah,” Dole adds. Here are some go-to spots in the Starland District:

  • Starland Yard is a food park with a full bar, yard games, three built-in restaurants and rotating food trucks.
  • Brochu's Family Tradition was opened by a Michelin-starred chef and serves fried chicken and seafood.
  • Two Tides Brewing is a popular brewery and distillery with a food truck and coffee shop on site.
  • The Vault Kitchen + Market offers Asian fusion.
  • Lone Wolf Lounge is a trendy neighborhood bar known for its signature cocktails.

Other things to do in the Starland District

The Starland District is also a hub for arts and entertainment, with lots of galleries and venues. The Wormhole is a longstanding, no-frills pub and local music venue, while Victory North hosts concerts and private events. ARTS Southeast is popular with creatives, offering artist studios, galleries and community programming. Dole says that residents from throughout Savannah are drawn to the neighborhood for events. "First Fridays are very popular," he explains. "All the stores stay open later and local vendors come out."

Metropolitan is near Savannah's popular attractions

Metropolitan is in Midtown Savannah, just south of Historic Savannah, and its access to major roads means you’re never far from the city’s top attractions. The neighborhood is close to multiple popular destinations:

  • Forsyth Park, Savannah’s oldest, spans 30 acres and hosts events throughout the year, including the Forsyth Farmers Market every Saturday.
  • Daffin Park offers public athletic facilities and Grayson Stadium, home field for the Savannah Bananas.
  • River Street, Savannah’s iconic cobblestone strip, features shopping, dining, bars and entertainment along the waterfront.
  • Savannah College of Art and Design, a private, nonprofit university, has the SCAD Museum of Art.

Quick trips to interstates, downtown and the coast

Parking your car and getting around Savannah is easy when you live in Metropolitan. "It's mostly street parking, which isn't paid yet, so that's nice," Dole says. East Victory Drive runs east-west along the neighborhood’s southern border and connects to Harry S. Truman Parkway. You can access interstates 16 and 516 in 5 miles or less, and Chatham Area Transit bus stops are nearby. Savannah/Hilton Head International Airport is about 12 miles away. Historic Savannah is about 2 miles away, and Tybee Island is less than 20 miles east.

Students can attend Savannah-Chatham public schools

The Savannah-Chatham County Public School System serves Metropolitan. The district offers school choice through magnet and specialty programs, and some schools allow for in-district transfers if they have space. Susie King Taylor Community School, a public charter school that serves kindergarten to eighth grade students, is in the neighborhood, and the city also has many private options.
