In Midtown Savannah, homes range from restored early 1900s buildings to contemporary new construction, giving the streets an eclectic feel. “If a house is reasonably priced, it will not stay on the market for long,” says Staci Donegan, an associate broker with Seabolt Real Estate and a resident of downtown Savannah. Residents are within walking distance of some of the city’s most visited parks, including Daffin Park, home to the Savannah Bananas baseball club, an exhibition team. Also nearby is Savannah College of Art and Design (SCAD). With highly rated schools and the Starland District nearby, Midtown offers homebuyers a taste of downtown Savannah without the price tag.

Foursquares built in the early 1900s with completed renovations
There’s a variety of housing, including multifamily homes, throughout Midtown Savannah. “You have a different buyer for historic homes than for new construction,” Donegan says, noting that the neighborhood is home to everyone from SCAD students to young families to longtime residents. Foursquare styles are popular in the area. Many homes were built before the 1940s, but most have been renovated to update plumbing and electrical. Foursquares have the largest price range, from $350,000 to $750,000. There are some new-construction homes throughout the neighborhood. Single-story homes are either cottages ranging from $155,000 to about $375,000 or Craftsman bungalows ranging from $220,000 to $575,000. Multifamily homes, also usually built Foursquares, are scattered throughout the neighborhood, ranging from $230,000 for a duplex to $950,000 for a three-unit home sitting on a larger corner lot. Some homes have backyard alleys, most with attached garages.

Recently opened businesses in Midtown Savannah
There are a few businesses scattered on the edges of the neighborhood, including The Stacks Bookstore. First opened in 2023, the bookstore is locally owned and hosts book clubs throughout the month. Next door is Goodfortune Market, also opened in 2023, which sells a limited number of groceries. Kroger, ALDI and Whole Foods are further along East Victory Drive. Nearby is Picker Joe’s Antique Mall & Vintage Market which has a small vintage soda shop within the store. Starland District is comprised of local businesses, including Starland Yard, which is host to rotating food trucks.

Home to Savannah’s only charter school
Students can begin at Henderson E. Formey School for prekindergarten and kindergarten. The school does not have a rating from Niche or GreatSchools. Students can attend Leiston Shuman Elementary School for first to fifth grade before attending John W. Hubert Middle School for sixth through eighth. Both schools are graded a C-minus by Niche. The School of Liberal Studies at Savannah High School is graded a C. Savannah Classical Academy is the city’s only public charter school for kindergarten through 12th grade and located within Midtown Savannah. The charter school earns a B.

Daffin Park within walking distance
While Midtown Savannah only has one park within its borders, there are several outdoor recreation options nearby. The neighborhood’s only park, Baldwin Park, is smaller and has a playground and a bit of green space surrounding a paved section with benches. A tree-lined paved path leads south to Tiedman Park. Daffin Park is one of the popular parks within Savannah, home to Grayson Stadium and the Savannah Bananas. The exhibition team travels around the country when not performing at their home stadium.

Downtown Savannah is about 2 miles north and is the site of several community events, including the Savannah Christmas Market that runs from November through December. The W.W Law Regional Center offers programs for youths, adults and seniors. Some classes are combined age groups. Savannah African Art Museum is a nonprofit museum that houses West and Central African art.
CAT buses and nearby Truman Parkway
Chatham Area Transit has three buses that run through Midtown Savannah, as well as access to other routes nearby. East Victory Drive, the neighborhood’s southern border, leads to Harry S. Truman Parkway, a bypass that cuts straight to downtown.
