Southside convenience with a coastal twist
As one of the last mainland areas before Georgia’s outer islands, Norwood-Wylly Island gives residents the opportunity to live with a foot in each world. While some buyers are drawn to Southside Savannah’s convenience, which includes shopping destinations like the Shops at Sandfly and the Bacon Park Golf Course, others are attracted to the laid-back boating and fishing lifestyle of coastal Savannah. Those who want both often end up in Isle of Hope, which sits to the south. But “people who want to be on Isle of Hope but can’t afford it often move here,” says Alison Harris, a Realtor with Harris Home Team at Keller Williams who has sold homes in the area for nearly two decades. “Buyers like that these homes are comparable in size to those in Isle of Hope, but they’re much more affordable,” she says.
From traditional split levels to coastal estates on the Herb River
The Norwood-Wylly Island area’s inland homes range from brick ranch-style properties and traditional split levels to Cape Cods with charming front porches. These homes tend to be on the smaller side, less than 2,000 square feet, and “usually list in the $250,000 to $300,000 range,” Harris says. Lot and home sizes increase with each step toward the coast, offering newer construction with farmhouse influences. Averaging closer to $500,000, these spacious homes sit on tree-shaded lots, providing extra privacy and separation from the area’s riverside estates. “There are a lot of beautiful Lowcountry-style homes here,” Harris says, noting that although there are only a handful of properties that hug the Herb River, they’re some of the grandest in the community. Many of these riverside homes, including some on Wylly Island, even include private dock access, although the ones that do usually sell for around $1 million.
