Why Sandfly’s location appeals to both city and coast lovers
Sandfly sits midway between Savannah and the marsh-island communities closer to the Atlantic. The neighborhood offers near-the-coast energy without feeling like a full-fledged beach town. That location has helped fuel a growing restaurant scene, and zoning reflects an almost even mix of residential and retail space. While homes keep residents centrally located between marshland and city blocks, prices are typically more affordable than in neighborhoods farther east or closer to downtown.

The types of homes available in Sandfly
Near the coast, the landscape is lush, with dense greenery lining the roads. Moss-draped live oaks arch over two-lane streets, and longleaf pines scatter needles across the flat ground. Home prices typically range from the upper $300,000s to the upper $500,000s, making the area more affordable than coastal neighborhoods farther east. “People love the architecture,” says Realtor Jessica Wigley with Exclusive Georgia Properties, who has sold many homes in the area. “You get cottage-style homes, big Southern mansions and classic Lowcountry houses with wide porches and front pillars — the kind of homes you’d see in Southern Living.” While buyers can find a little bit of everything, neighborhood's most common housing style is New Traditional.

From seafood to Mexican, dining options are plentiful
Shopping and dining options sit near the intersection of Skidaway Road and Norwood Avenue, a corridor that can get congested. “It’s incredible,” says Edward Yannett , a nearby Isle of Hope resident and a real estate agent with eXp Commercial. “You have about 15 restaurants clustered in one area, and they’re all spectacular.” Driftaway Café serves seafood, while Tequila’s Town offers Mexican favorites. Norwood Tavern, a hole-in-the-wall spot, serves pub grub. “It’s the greatest place in the world to get a beer,” Yannett says. “And Rocky’s Deli is the greatest deli south of New York City.” Farther down the road are a Walmart and a Sam’s Club.

Nearby outdoor spaces offer beach days, hiking and more
Sandfly’s proximity to the coast brings Lowcountry scenery and easy access to outdoor recreation in the marsh and on nearby islands. For many residents, Butter Bean Beach is within about a mile. The small sandy stretch off Diamond Causeway feels like a local secret, especially compared with busier options like Tybee Island’s beaches, about 20 miles away, and Skidaway Island State Park, just down the road. At the nearly 600-acre state park, hikers traverse boardwalks over salt marshes, kids play on the playground and campers pitch tents beneath live oaks. Wormsloe State Historic Site, a former plantation that now hosts tours and field trips, is also nearby. Live oak branches arch over the site’s main drive — a scenic spot that’s been featured in many movies.
