Historically Black community and modern commercial development in Sandfly
A placard stands in a grassy median at the intersection of Skidaway and Montgomery Cross roads, marking the crux of the historic African American community of Sandfly. Formerly enslaved people built the neighborhood in the late 1800s, raising generations of families along an old Savannah street trolley line. Sandfly forms a bridge between the city and the marsh island communities closer to the Atlantic Ocean, something that has spawned its more recent development into a well-known commercial district. “It's near the Isle of Hope. Bluff Drive is the hot spot for tourists to walk and check out the big oak trees and Spanish moss. But Sandfly itself has a lot of restaurants, little coffee shops and charming architecture. It’s got a real small-town feel,” says Jessica Wigley, a Realtor at Exclusive Georgia Properties who was born and raised in Savannah. Sandfly is a balance of the things Savannah is best known for; a growing business community, proximity to waterfront parks and preserves, and a settled sense of local history and rural calm that has long defined the Lowcountry.

Accessing tidal rivers and expansive state parks with long histories
Some properties along Moon River point wooden docks out over the snaking waterway, but those without backyard marshes find access points for swimming, fishing and boating within a mile of Sandfly at places like Butter Bean Beach. Many modern residents of Sandfly can trace their family trees to ancestors who were once enslaved at the Wormsloe Plantation; today, the Wormsloe State Historic Site still sprawls east of Moon River, where visitors can walk its iconic oak-canopied central road to the ruins of the estate that highlights this dark chapter of Savannah's history. Other parks and preserves fill the nearby marsh islands, most notably Skidaway Island State Park, nearly 600 acres of salt marsh observation areas and trail-crossed forests that sit along the Southeast Coast Saltwater Paddling Trail just 5 miles from home.
Some homeowners in Sandfly have access to the water via private docks.

Single-family homes on suburban streets and forested acreages
Under a thick canopy of oak trees and Spanish moss, Sandfly’s residential roads are a medley of architectural styles and levels of development. Since the 1990s, areas near Skidaway Road have been developed into suburban subdivisions of simple New Traditional homes, including a development which offers waterfront properties on a small lake. Some of the oldest homes in the area date back to the 19th century, and the blend of homes that were built along more sporadically developed rural back roads vary in style and age. “People love the architecture. You get cottage-style homes, big Southern mansions, and classic Lowcountry homes with big porches, pillars out front – homes that are very Southern Living magazine,” Wigley says. Prices typically range from around $370,000 to $615,000. When lots transition from small, suburban properties to small acreages, the price range shifts to around $700,000 to $1.2 million.
