Enviable location, up-and-coming vibe
Just 4 miles south of downtown and a little more than 5 miles north of Southside, Tatemville’s appeal lies in its location. “It’s close to Interstate 516, so it’s centrally located. Just zipping around from here, you can get downtown really quick, you can get to Southside really quick, you can get to Pooler really quick, so the location is the best thing about it,” says David Thomas, a Realtor with Doris Thomas Realty with nearly 20 years of local experience. His office is in Tatemville, off Montgomery Street on the neighborhood’s east side. Tatemville’s convenient location may be the reason for its growing popularity. “It’s transitioning and a hot neighborhood,” says Realty One Group Inclusion Realtor Kathleen Linzey. “It’s in the middle of a bunch of other neighborhoods and accessible to bus lines,” she says, adding that its up-and-coming atmosphere, in combination with the amenities that come with its place in Savannah, “make houses in Tatemville a good investment.”

Competitive home prices
Modest 1920s and ‘30s bungalows and midcentury ranch-style homes line the streets here, shaded by towering oak and pine trees. Many have low chain-link fences surrounding small front yards. “There are some older homeowners, but for the most part it’s renters,” says Thomas. “There’s revitalization in the area, people are redoing the houses. And it’s maybe half and half, investors and homeowners; some are investors, and some are homeowners,” he says. One of Thomas’s recent Tatemville listings sold for $175,000, which he says is on the lower end of the price spectrum for the neighborhood. “Homes go for anywhere between $175,000 and $250,000,” he says. That’s well under the median for Savannah, which hovers closer to the $325,000 mark.
