About 12 miles from Historic Savannah, the established community offers more affordable home prices than areas closer to downtown, with manicured pocket parks scattered throughout. Homes in Windsor Forest sit on wide, tree-lined streets that are walkable. In this shady suburb, live oaks, magnolias and palmettos grow in lawns with tidy landscaping. There’s a range of housing options here, and this is what prices can look like:
Minimal Traditional, Cape Cod or ranch-style homes often range in price from the low $100,000s to the high $400,000s.

  • Two-story houses, usually Colonial Revival and New Traditional styles, typically start in the low $400,000s and can reach $1.3 million for luxury, riverfront properties with private docks.
  • Most single-family homes fall within the $300,000 to $600,000 range.
  • Townhouses can cost from the high $100,000s to the high $500,000s.

“The homes are older, built mostly from the ‘70s to ‘90s, and a little bit more affordable,” says Scott Dole, a real estate agent with Compass Georgia and a longtime Savannah resident. “They’re well-built homes that are more affordable for Savannah—pricing is more consistent with Pooler."

Close to shopping, dining and downtown

There’s easy access to the Abercorn Street retail corridor, with grocery stores, pharmacies and big-box chains, as well as other southside shopping plazas. Within roughly 5 miles, you can reach:
Oglethorpe Mall, an indoor shopping center anchored by Belk, JCPenney and Macy’s

  • Abercorn Commons, an open-air plaza featuring stores like Ulta Beauty, Michaels and HomeGoods
  • Sandfly, a near-coastal community known for its dining scene, with local restaurants like Driftaway Café, Castaways and Sandfly Barbeque
“With Abercorn and the Truman Parkway right there, there’s a lot of shopping all around you,” Dole explains. “Plus, it’s only about 20 minutes to get downtown.”

How Windsor Forest residents spend their free time

Windsor Forest offers lots of things to do. Pocket parks with playgrounds and green spaces are scattered throughout the community, and larger outdoor areas are close, too. For fun, you can:
Visit Joseph J. Tribble Park, where there’s a pond for fishing, a playground and a dog park.

  • Golf at the semi-private LaVida Country Club, with nine holes that you can play as 18.
  • Hike wooded trails through Cedar Grove Park.
  • Boat along the Little Ogeechee River, accessible from the nearby Coffee Bluff Marina, with a public boat launch.
  • Attend a class, from group exercise to crafts, at the Windsor Forest Center.

The city also plans to build a second community center in the neighborhood, with completion expected in late 2027. Windsor Forest is also near some of the city’s most popular outdoor spaces, including Daffin Park in the Parkside neighborhood, Lake Mayer Park in the Highland Park neighborhood and Forsyth Park in Historic Savannah.

Public, private and higher education options

The highly rated Savannah-Chatham County Public School System serves Windsor Forest. The district offers magnet-style choice programs to which students can apply. Admission is mostly lottery-based, but some arts programs require auditions. Two public schools are in the neighborhood: Windsor Forest Elementary School and Windsor Forest High School. So is one of Savannah’s many private options, Savannah Country Day School, which is widely regarded as the best in the city.

Georgia Southern University’s Armstrong Campus, which enrolls about 5,000 students, is also in Windsor Forest, though it stays largely self-contained. The school may be small, but it maintains the resources of a larger university, including labs and research programs.

Getting around from Windsor Forest

Abercorn Street, a major city thoroughfare with bus stops, runs through the neighborhood and connects with Harry S. Truman Parkway, the main route to Historic Savannah, about 15 to 20 minutes away. Tybee Island is about 40 minutes east. In case of emergency, St. Joseph’s Hospital is just north in the Wilshire Estates neighborhood. And when it’s time to fly, Savannah/Hilton Head International Airport is about 30 minutes away.

What to know about flood risk in Windsor Forest

Because Windsor Forest is a low-lying community between two rivers, flooding can be a concern. Parts of the neighborhood, mostly near the water, fall within FEMA-designated flood zones, specifically Zone AE, which is high-risk. Federally backed mortgages in these areas will require flood insurance, and major renovation projects may need approval from the City of Savannah and Chatham County.
