Rural and suburban properties just outside San Antonio
As one of the fastest-growing communities in Texas, Cibolo contains a mix of rural and suburban properties. The rural areas typically feature farmhouses with long driveways set on large plots of land with rolling hills and plenty of live oaks. The rest of Cibolo has a more suburban feel, with contemporary homes featuring brick and stone exteriors and built-in garages. There are over 25 homeowner’s associations within Cibolo; many have parks that include playgrounds, tennis courts and pools. Of the over 11,000 homes in Cibolo, most fall between $310,000 and $525,000. More than 85% of residents are homeowners.
"A" ratings for Schertz-Cibolo-Universal City Independent School District
Within the Schertz-Cibolo-Universal City Independent School District, students may begin at Wiederstein Elementary for prekindergarten through Grade 4, then move on to Barbara Jordan Intermediate for Grades 5 and 6; both are rated A-minus on Niche. Dobie Junior High School and Steele High School are rated A on Niche. The junior high is the No. 2 Best Public Middle School in Guadalupe County according to Niche, and the high school boasts a graduate rate of 98%. The elementary, intermediate and junior high schools are within walking distance of each other and some homes to the west of the neighborhood.
Interstates 10 and 35 serve the area
With proximity to Interstates 10 and 35, Cibolo residents can get around easily. Thanks to its wide neighborhood streets and sidewalks, Cibolo is considered bikeable; however, walking in the more rural parts of the area may be challenging. Alamo Regional Transit provides a bus service to and from San Antonio. San Antonio International Airport is about 20 miles northwest.Downtown Cibolo's shopping and dining
Cibolo has worked hard to preserve its downtown area, and that’s where locals find some of the most popular restaurants. Harmon’s BBQ offers brisket, ribs and jalapeno cheddar sausage. Old Main Ice House, located in a renovated 1920s building, serves up craft beer and cold cocktails alongside food trucks until midnight. H-E-B sits right in the center of town, plus, “a big Walmart came in recently, so there is access to groceries and shopping nearby,” Jose says. There are several other chain stores and fast food restaurants around this area as well.Cibolofest & The Great Texas Airshow
Cibolo offers more opportunities for locals to unwind beyond its well-loved restaurants. Cibolofest gathers the community every year for activities such as pony rides, live music and a carnival. From March through November, street vendors set up on Main Street during Cibolo Downtown Market Days. Every April, The Great Texas Airshow at Joint Base San Antonio-Randolph is a free event in which military aircraft, like the U.S. Air Force Thunderbirds, show off impressively coordinated aerial maneuvers.
Centrally-located parks
When it comes to outdoor recreation, Cibolo has centrally-located parks catering to a variety of interests. Schlather Park has a long trail for walking or cycling, as well as a playground and a disc golf course. The baseball and football fields at Niemietz Park beckon competitive athletes and leisurely sports fans alike. Birdwatchers can stroll the tree-lined paths at Crescent Bend Nature Park.Some environmental risks, but low crime
There are some environmental factors that new residents should be aware of when moving to Cibolo. The area has a severe wind risk due to hurricanes. Low-lying areas carry some flood risk. But the area is typically dry, so sprinklers aren’t used on Sundays to save water. Over the next 30 years, 87 days per year are projected to be over 100 degrees; there is also a projected increase in wildfire risk. Additionally, Cibolo’s location by the Air Force base may expose some homes to aircraft noise.According to the CAP Index, Cibolo's crime rates fall below the national average. Neighbors look out for one another through the Neighborhood Watch program. In 2023, the most prevalent situation that required police interference was traffic stops, peaking in September with 274 incidents.
