Small, tight-knit community on the border of Indiana and Illinois

West Creek Township is in Lake County, Indiana, right up against Illinois. "It's on the 'Illiana' border," Jinger Bartolini, managing broker and a real estate agent for her team at Keller Williams, says. Living in 'Iliana,' a mashup of the two states, gives residents proximity to the best of both. Bartolini, who has lived in the area for over 20 years, says, "West Creek is a small community with a home-town feel." It's mostly agricultural or undeveloped land, with residential areas mixed in. Highlights include high-performing schools, appealing housing price points and locally owned businesses populating nearby towns.

West Creek homes constructed through the decades

The majority of dwellings are single-family homes built from the midcentury on. These include split-levels, ranch-style, and raised ranch homes, which have a layout similar to standard ranch-style homes except for an extra floor below the main one. Construction in the 1990s up to the present brought custom homes with 1,600 to 3,000 square feet of space, multicar garages and usually three or four bedrooms. Some properties are set on large lots, even with multiple acres of land. You get a better price point – a little more bang for your buck in West Creek than in nearby areas," Bartolini says, explaining that a home on almost a full acre sold for 10% less here than it would elsewhere. Most homes go for between $240,000 and $400,000.

Tax money helps fuel Tri-Creek schools

Kids may attend public schools, such as Lake Prairie Elementary and Lowell Middle School, both graded A-minus by Niche. Programs at the elementary school include Girls on the Run, Math Bowl and Nifty Notes, a district-wide honors choir open to auditions. Lowell Senior High, with a B-plus, is the No. 6 best public high school in Lake County. Bartolini notes that Indiana has well-rated schools. "The tax dollars go into the school system." Here in West Creek, the Tri-Creek School Corporation is undergoing a $95-million capital projects plan to add improvements and upgrades to the district's schools.

Major roads nearby include Interstate 65

"People might commute to Illinois but wouldn't necessarily commute to Chicago," Bartolini says. Downtown Chicago is about 50 miles north, and there's no commuter train nearby. Major roads in the area include U.S. Route 41 and state Route 2. "It would take you 15 to 20 minutes from West Creek to jump on 65," Bartolini says. From there, the drive to the shores of Lake Michigan by the city of Gary is about 35 miles. Indianapolis is about 140 miles south via Interstate 65.

Local businesses abound in Cedar Lake and Lowell

Residents can choose one of the towns that surround West Creek to get their shopping done. "Route 2 takes you right to downtown Lowell; there are small businesses, a coffee shop, bakery, Mexican food and all kinds of different things," Bartoli says. "Our major grocer is Strack & Van Til." Local businesses supersede any chains here. In nearby hubs, like Cedar Lake, there are favorites like Harry O's Family Restaurant and Cocktail Lounge, Frank's Backyard BBQ and Rosati's Pizza. In Brunswick, regulars grab a seat at Reichert's Tavern. Next time, they might head south to BarN & Grill.

Schneider Park fun and homesteader history

The open space of Schneider Park includes a playground for the kids, sheltered picnic tables and a basketball court. About 8 miles east in Lowell, Buckley Homestead County Park brings the old-time farm experience to the present with living history exhibits. Year-round activities in Lake County

Events and activities in the area include Harvest Tyme Lights Walk-Thru Display in Lowell and markets at the Lake County Fairgrounds in Crown Point. Also, in Crown Point, Bulldog Park has summertime features like a splash pad and farmers market. In the winter, there's an ice skating rink for free skating and hockey games.
