Terravita is a high-demand gated community in Scottsdale

Terravita, the “land of life”, is a gated community in Scottsdale that has been massively popular with prospective buyers since it was developed by “It is the most popular place in north Scottsdale. We have all the amenities – golf, which is an extra cost, but a full country club, pickleball, a fitness center and pool, and all are well kept,” says Realtor Julie Ivey with DPR Realty, who has 20 years of experience in the area and who has lived in Terravita since it opened. “When the developer built this community, he wanted to finish it in 7 years. He finished it in 3. When it first opened, it was selling so fast that people would camp out for a chance to walk in and buy a house.” While the neighborhood has aged, upkeep on houses and amenities has only served to increase home value, and a strong community atmosphere has built up within the gates. “There’s a very big sense of family here,” Ivey adds. “When buyers find Terravita, I tell them they’re not just buying a house, they’re buying a way of life.”

Scenic backdrops and well-maintained Southwestern homes

Homes in this gated community come in distinctly southwestern styles, with stucco siding, Pueblo-inspired architecture and sometimes with Spanish tile roofs. Front lawns have frequently been xeriscaped to accommodate drought-resistant trees and cacti. “There are 1,380 homes, and in those homes, there are four price series. And within each price series, there are about five models,” Ivey says. “The biggest houses in the community go up to about 4,000 square feet, and the views from any of them are incredible, whether it bethe golf course, the desert or the Black Mountains.” Prices can range from around $650,000 for smaller properties to $2 million for the largest homes.
The neighborhood’s CAP Index Crime Score is a 1 out of 10.

Sonoran Trails Middle and Cactus Shadows High boast strong grades

Most children in Terravita are zoned to attend Black Mountain Elementary School, which receives an A-minus from Niche. Some who have addresses in the southeast and northwest of the neighborhood will be zoned for Lone Mountain Elementary, which also earns an A-minus. The entire neighborhood is served by Sonoran Trails Middle and Cactus Shadows High, both of which score A-minuses. Cactus Shadows High hosts six career and technical education programs on campus and offers 40 more through partnership with the East Valley Institute of Technology.

Terravita’s HOA fees provide access to plentiful amenities

Residents of Terravita immediately gain access to the community’s recreation facilities. “Your HOA fees there are cheaper than any in the other Del Webb communities, and you get full access to the country club, tennis courts and pool,” says Scott Naumann, broker and principal realtor with Mountain and Desert Properties, who has 51 years of experience in the area. “There is also a wonderful golf course in the community, but it costs extra to become a golf member.”

Shops and restaurants are practically within walking distance

Residents can head east across Scottsdale Road to shop for groceries and daily necessities at Safeway and Target. West of the neighborhood, there is also a Sprouts Farmers Market and a Walmart Supercenter. “We have about five grocery stores, all almost within walking distance,” Ivey says. “There are hairdressers, restaurants, pretty much everything you need is right here.” There are a number of eateries near Terravita Marketplace, including popular brunch chain First Watch and comfortable long-time staple Liberty Station.

Scottsdale Road provides the quickest connection to Phoenix

North Scottsdale Road, which forms the eastern boundary of the community, is the quickest route south to Scottsdale. It connects with Arizona State route 101, colloquially known as “the 101”, which loops around Phoenix. The Phoenix Sky Harbor International Airport is the nearest international travel hub. There are also two medical centers – HonorHealth Scottsdale Thompson Peak and HonorHealth Sonoran Crossing – that are each around 20 minutes from the community.
