Whisper Rock offers custom homes, desert acreage and golf course

The Whisper Rock neighborhood north of Scottsdale is organized around its namesake golf course, a 36-hole private club that features a lower course designed by PGA Tour pro Phil Mickelson. The community is guard-gated and sits on 850 acres of natural desert land, encouraging the construction of custom homes for prospective residents. “Whisper Rock is not only known in the city of Scottsdale or the state of Arizona. It has more of a national and worldwide appeal,” says Realtor Lisa Lucky, associate broker with The Luckys Team of Russ Lyon Sotheby’s International Realty, who has over 20 years of experience in the area. “It attracts high-end golfers and celebrities to the course, which gives a nice name to the community.” While the large lot sizes make homes feel secluded, the neighborhood has its own small shopping center and sits just 20 minutes from Scottsdale proper. “Living there, you’re going to have a very pleasant experience, feeling as if you aren’t really in the city,” Lisa adds.

Southwestern architecture and desert landscaping are common

Houses in Whisper Rock can vary widely in style, Many incorporate traditional Southwestern architecture, like stucco-sided exterior walls and Spanish tile roofs. Lot sizes can range from one to five acres. “It’s a community of custom homes, and a lot of them are going to be newer built,” says Lisa. “A lot of the building envelopes in there are an easier build, by which I mean that some of our terrain up here can be rocky or unusual. But the ground around the golf course is flatter, which makes it more desirable.” Residents are encouraged to take a naturalistic approach to landscaping. “They don’t allow you to plant things like palm trees and that stuff,” adds Realtor Laura Lucky, associate broker and Lisa’s daughter. “They encourage a more natural desert beauty in there.” Prices for smaller homes begin around $720,000, rising to $4 million and above for larger square footage and acreage. The biggest homes in the area can cost above $7 million.

HOA fees come with access to amenities, but golf membership is extra

Residency in Whisper Rock comes with access to multiple recreation amenities, maintained by the community’s HOA fees. Membership to the golf club costs extra. “Whisper Rock Golf Course is an extremely nationally prestigious golf course,” Lisa says. “When people buy in there, they don’t have to be a part of the Whisper Rock Golf Club, but it’s certainly a nice anchor for the community. It has nice pickleball and tennis courts and a fitness center, and there’s a concierge for the residents as well.”

Target and Safeway nearby, with more extensive options in Scottsdale

For daily household shopping needs, The Summit at Scottsdale shopping center is readily available. “You have Target and a grocery store about 5 minutes from the neighborhood, but if you wanted to go to a shopping mall, that’s about 20 minutes away,” Laura says. Among the closest is the Promenade Scottsdale, home to popular retailers like World Market and Nordstrom Rack and to restaurants like brunch chain First Watch and Kura Revolving Sushi Bar. Summit Diner and Blu Burger Grille are classic American eateries that are closer to home.

All zoned Cave Creek schools earn A-minus ratings from Niche

Most of Whisper Rock is zoned for Lone Mountain Elementary School, which earns an A-minus grade from Niche. Some homes in the northern part of the neighborhood are closer to Black Mountain Elementary, which also receives an A-minus. Sonoran Trails Middle and Cactus Shadows High both score A-minuses, and Cactus Shadows partners with Paradise Valley Community College to offer an early college program for students. The Cave Creek School District offers open enrollment, magnet opportunities and statewide, out-of-district transfers. Admission is usually determined by lottery or is based on capacity.

Roads bounding neighborhood make commuting simple and direct

Residents do not need to take interstate highways when commuting to Scottsdale. “Whisper Rock has easy access to two main feeder streets to get somebody up and down the North Scottsdale area, those being Pima and Scottsdale Roads,” Lisa says. These roads form the western and eastern boundaries of the neighborhood respectively, and both head straight to the city. Scottsdale Road is the quickest way to reach Arizona Highway 101 and the Phoenix Sky Harbor International Airport.
