High demand for Seaford's homes and beach access

A popular school district, expansive water views and quick access to the Long Island Rail Road are just some of the reasons Seaford homes continue to be in high demand. “It’s a highly desirable [community] where people fight to purchase a house,” says Laura Dupkin Memisha, an associate broker at Realty Advisors who has helped clients move into Seaford. “There are sales after sales, houses after houses, where they have multiple offers. There are 10, 15, 19 offers on one house. We had a house two weeks ago with 19 offers. It went for $70,000 over the asking price. Price it right, it sells.” This South Shore community is roughly an hour from Manhattan when using the LIRR. Seaford is a Long Island haven for beachgoers, boaters and Manhattan commuters.

Tennis, basketball and volleyball at Seamans Neck Park

Seamans Neck Park is one of Seaford’s biggest parks, with plenty of parking close to paved tennis courts, basketball courts and a sand volleyball court. Walking trails lead around the park’s edge around the Broncos football field and baseball diamonds to the kayak launch. The 259-acre Cedar Creek Park is also popular thanks to its unique amenities, like a dog run, year-round roller rink, archery range, aerodome for radio-controlled model airplane hobbyists and a bike path that leads down to Jones Beach and beyond to Tobay Beach. The Tackapausha Nature Preserve creates Seaford's western edge and features the Tackapausha Museum, which has displays and interactive activities designed to teach children about the ecology of Long Island. There’s also the Seaford Public Library, where anyone can find a new book or stop by for the summer outdoor concert series. The library’s parking lot also becomes an impromptu theater for Friday Night Outdoor Movie events during the summer.

Softball champions at Seaford High

The Seaford Union Free School District has an A from Niche and is on the smaller side, which Camarda says some parents prefer. Young students who live closer to the water attend Seaford Harbor School, which earns an A-minus. Those in the northern part of Seaford learn at the A-rated Seaford Manor School. Both schools feed into Seaford Middle School, earning an A-minus. The last step is Seaford Senior High School, an A-minus school. Seaford High’s varsity softball team won their second straight county championship in 2024, and students involved in outdoor sports use the multipurpose field that was built behind the school in 2023.

Bidding wars for homes in Seaford

Waterfront homes with private docks line the canals in the southern half of the community. Most homes in the north half of town are landlocked raised ranches, Cape Cods and Craftmans. Lisa Camarda, an owner and broker at RE/MAX Reliance with over 12 years of real estate experience, says, "Seaford has a lot of moderately priced houses, a little less expensive than Wantagh.” Home prices may start as low as $500,000 and can climb to around $1.5 million, with most of the more expensive homes lining the canals. Memisha shares that the average home in Seaford lists between $580,000 and $700,000 and that competition to buy a house in the area is fierce. Bidding wars are common, so potential homeowners interested in Seaford will likely need to expect to pay more than a home’s asking price.

Traveling to the beach or Manhattan

The Wantagh State Parkway runs along Seaford’s east boundary, creating a quick route to sandy Jones Beach State Park. The stone Jones Beach Water Tower comes into view after the 12-minute drive. Lounging on the shore is always popular, but the park also features sand volleyball and paved pickleball courts. The Northwell at Jones Beach Theater hosts concerts where the amphitheater layout gives the audience a full view of the performers with the blue waters of Zach’s Bay as the backdrop. Seaford-Oyster Bay Expressway starts in Seaford and flows 13 miles north to Oyster Bay, connecting the North and South Shore areas. Those heading to work in Manhattan start their commutes at Seaford Station. The LIRR takes roughly an hour to reach Penn Station. Seaford’s proximity to the water comes with a price, as heavy rain can lead to flooded roads in the south half of town. The area has two churches, including St. William the Abbot Roman Catholic Church and Maria Regina Roman Catholic Church.

Seaford Chamber of Commerce events

Whether it was Seaford’s location, parks, waterside access or schools that drew its residents in, people tend to fall in love with this little community. “I think every town in this area has a lot of town pride,” Camarda says. “People from Seaford are definitely very proud to live in Seaford.” The Seaford Chamber of Commerce organizes multiple annual events to bring the community together. The Seaford Farmers Market runs from June to November every year, where multiple local vendors sell artisan crafts and homemade treats near Seaford Station. Neighbors also get together every October for the Seaford Annual Fall Fest to enjoy the beer garden, rock wall climbing and live music. A month later, the Holiday Craft Fair gives local artists a space to sell their wares while attendants serve steaming cups of coffee and cocoa. The CAP Index gives Seaford a 1 out of 10 crime score, which is below the national average of 4.

Shopping and dining near Seaford

The Stop & Shop off Merrick Road is the closest grocery store, but there’s also an Uncle Giuseppe’s Marketplace nearby in Massapequa. East Bay Diner has a classic diner atmosphere with an electric blue and chrome exterior and a menu of American dishes. Dang BBQ has a location in Seaford, and the restaurant stays busy with customers ordering omelets and skillets for brunch or hot barbecue dishes for lunch or dinner. The Charred Brick Oven is close to the Seaford Cinemas and serves wood-fired pizzas in addition to other classic Italian dishes. Some boaters dock near Crabby Amy’s before heading inside for fresh oysters or lobster. The restaurant is open seasonally from May to October, and dog owners can swing by for lunch and snap a pic of their pup enjoying the outdoor seating area to hopefully win the Dog of the Week title.
