Tucked along Interstate 405, between the bustle of Huntington Beach and Long Beach, Seal Beach is a coastal city with the heart of a small town. Named for the seals that once gathered along its shoreline, the city’s wide, uncrowded beach is now more about morning walks and family picnics than heavy tourism. You won’t find towering resorts or flashy high rises like those in other Los Angeles-area beaches — just a charming Main Street lined with local shops and cafés. Single-family homes typically sell for over $1 million, but those who snag a spot here can find a truly walkable community on the prized coastline of Orange County.

Classic beach homes sell for over $1 million

Seal Beach has a classic coastal look, with a mix of mid-1900s bungalows and beach cottages, mixed in with a handful of sleek modern homes from the 2020s. Prices rise as you get closer to the water, with smaller cottages starting around $1 million and beachfront homes climbing to over $6 million. According to Susan Stricklen, a Realtor with Sotheby’s International Realty and a Seal Beach resident, those prices are generally on par with Huntington Beach, but slightly pricier than neighboring Long Beach. Buyers who want to live right on the sand should be aware of flooding risks during king tides or major surf events.

Retirement living in the Leisure World community

On the northwest side of the city, in an entirely separate neighborhood, Leisure World Seal Beach is a 55-plus community with home prices from the $200,000s to the $700,000s. “Leisure World is like its own little city. It’s got an amphitheater and its own doctors' offices,” Stricklen explains. “But there’s a shuttle service to the beach.”

Find calm waters and a quiet pier at Seal Beach

In Seal Beach, life revolves around the water. The wide sandy shores are a go-to spot for sunset walks or sunny beach days. You’ll see fishermen lining the Seal Beach Pier, which stretches over 1,800 feet into the ocean, making it the second-largest wooden pier in California. The waves are calmer here than the crashing surf of Huntington Beach, and the pier is much less touristy than those in Huntington or Santa Monica. Just steps off the sand, River’s End Park connects to the San Gabriel River Trail, a 28-mile stretch that’s ideal for a long bike ride.

Walkable community around Main Street

There’s a real sense of community in Seal Beach. “A lot of people were born and raised here, so everyone kind of knows each other,” Stricklen says. “You’ll see lots of people walking their dogs, and it's safe; plenty of people don’t even lock their doors at night.” Nowhere can you feel that small-town vibe stronger than in Old Town, where pastel storefronts and beachy cabanas are home to local businesses. Some favorites include:

  • Walt’s Wharf: Seal Beach staple with fresh-caught seafood and an extensive wine list
  • The Crema Cafe: French-inspired café with a dog-friendly patio and standout crepes
  • 320 Main: Higher-end steak and seafood spot with a moody and industrial interior
  • The Abbey: Laid-back neighborhood hangout with wood-fired pizza, craft beers and sports on the TVs
Plus, with the Pavilions grocery store just steps away from Main Street, it’s easy to run daily errands. According to Stricklen, the neighborhoods on either side of the Pacific Coast Highway are very walkable, and there’s no need for a car. You can also use golf carts and bikes to get around.

Things to do include summer concerts, car shows and sports leagues

Things to do in Seal Beach tend to be more focused on locals than tourist crowds. City organizations plan a variety of activities, including:

  • The Chamber of Commerce runs the always-popular Seal Beach Classic Car Show and a Summer Concert Series with weekly music at the pier.
  • The city’s city’s Community Services/Recreation Department hosts local sports leagues and manages a community pool, senior center and the large Seal Beach Tennis & Pickleball Center.
  • The active Seal Beach Lions Club plans annual events like the Christmas Parade, the Arts & Craft Faire and the Community Fish Fry, a long-held tradition for over 80 years.

Some of the best schools in Orange County

Seal Beach is part of the Los Alamitos Unified School District, one of the highest-rated districts in Orange County. J. H. McGaugh Elementary School is right within the city, walkable from many homes. Los Alamitos High School is known for its extensive Career Technical Education pathways and its notable show choir program, which has won national championships.

Major highways provide access to Los Angeles

The Pacific Coast Highway runs through the city and is the primary route out of town. Long Beach and Huntington Beach are both less than 10 miles away, so you can get to the heart of those cities in about 15 minutes. For those commuting 30 miles into downtown Los Angeles, the drive can take 45 minutes, but the trip is often over an hour during peak times. There’s no light rail station in Seal Beach, but you can take a Long Beach Transit bus over to the Metro A Line.
