A peaceful homebase with city access in Searingtown
Searingtown lies in the heart of Nassau County, a popular Long Island area known for its high-end homes and top-notch school districts. With quiet streets and public schools within walking distance, the Hamlet draws in families and New York commuters looking for a quieter home life away from the city. You’re less than 3 miles from the Mineola train station, and there are over a dozen golf courses within a 15-minute drive.
The local housing scene
The area’s architectural scene is made up of Colonial Revivals, split-levels, ranch-style homes and the occasional modern traditional build. Most were built between the late 1940s and mid-1980s, with a few 2020s homes in the mix. You can find fenced-in back yards and attached garages on most homes, and properties tend to be between 8,000 and 11,000 square feet. “It’s a very quiet area, but is still close to the highway,” says Vivian Mao, a local broker with eXp Realty who has experience selling in the area. “And you have larger property sizes than in nearby communities like Albertson.” Houses start in the mid-$900,000s and can reach around $2.1 million.
Nassau County property taxes
Nassau County has some of the highest property taxes in the country due to its high home values and public-school contributions. Here’s what you should know about property taxes in the area:
- Costs are based on assessed value of the home, not just purchase price.
- The local school districts rely heavily on residential property taxes.
- Your property taxes are split into multiple bills, including one for county government and one for schools.
- Property taxes can increase with school budget needs, even when the assessed value stays the same.
The local school district and nearby private options
Searingtown is served by the highly rated Herricks Union Free School District, with elementary, middle and high schools all located inside the community. “It’s common for kids to walk to school because they are all so close,” Mao says. The district is the only one in New York with a full Spanish dual-language immersion program that spans from kindergarten through 12th grade. Nearby private and specialty schools include the faith-based St. Aidan School and Henry Viscardi School, which serves K-12 students living with disabilities.
Businesses along Willis Avenue and other shopping close by
Willis Avenue lies just east of the community and is lined with popular chains, local eateries, markets and convenience stores. Basil and Prime is a gourmet grocery store selling locally sourced meat and produce while, a few doors down, The Food Emporium offers a larger selection. For a meal out, you have dozens of options within a short drive, including:
- Bagel Boss of Roslyn, which serves kosher, allergy-friendly bagels and rolls
- Parkway Deli & Catering, known for its salads and specialty sandwiches
- Sotto Luna, a popular spot for Italian fare
Commuting to Queens or Penn Station
While the community is only around 22 miles from Manhattan, traffic can result in driving times of well over an hour to get there. The Long Island Rail Road has a stop around 3 miles south in Mineola and can take you to Penn Station in 35 minutes or to the Jamaica station in Queens in 25 minutes. The local bus system is operated by Nassau Inter-County Express, with nearby stops along Willis Avenue. Additionally, JFK International Airport is around 15 miles southwest.
Golf courses and outdoor recreation within reach
There are over a dozen golf courses within a 15-minute drive of Searingtown, including the North Hills Country Club, where members can also enjoy the tennis center, clubhouse or outdoor pool. For a quick round of nine holes, you can visit the public course at Christopher Morley Park. Caemmerer Park is home to a baseball diamond, a playground and athletic courts. For waterside recreation, the calm waters of Hempstead Bay are about 5 miles north, and the sandy beaches of Long Island’s south shore are roughly 18 miles south.
