Fixer-uppers and new traditional homes on Wahanna Road
Most homes in Stanley Acres are clustered between Ninth and 13th avenues, creating a gridded network of streets that makes up the main residential pocket. Otherwise, gravel driveways branch off North Wahanna Road—which travels from the north end of the neighborhood to the south—leading to both fixer-uppers and new construction. Craftsman cottages built before the 1920s on a quarter of an acre or more often require some repairs and can sell for between $250,000 and $325,000. New traditional homes with nostalgic Craftsman or Victorian touches were built throughout the 2000s, with new constructions as recently as 2023, can fetch between $475,000 and $500,000. Manufactured homes built in the 2010s and 2020s dot the neighborhood too, costing between $325,000 and $450,000.Stanley Acres is near wetlands and may be at increased risk of potential flooding. Many of the homes in the neighborhood are built on short stilts or slightly elevated foundations to prevent water damage.
The Sunset Empire Park and Recreation Center
Several outdoor recreation hubs are clustered on Broadway Street, across Neawanna Creek from the neighborhood. Broadway Park is the oldest community green space in the city, with two playgrounds, a swing set, a basketball hoop, shaded picnic tables and an American with Disabilities Act-accessible kayak launch. Broadway Field—a full-sized football and soccer field with an attached baseball diamond—is adjacent to the park, while a fenced dog park and a skate park are also both nearby. The Sunset Empire Park and Recreation Center has daily rates, as well as monthly and annual passes, for its fitness center, indoor basketball court and aquatic center, which includes a lap pool, a warm-water therapy pool and a hot tub. Residents can take fitness classes, including in the water, while children can join swimming lessons and summer camps.
Music-focused bar and shopping at Seaside Outlet Mall
The Seaside Outlet Mall sprawls across half of a mile on the opposite side of the Neawanna Creek, and includes stores like the Nike Factory Store, Carter’s and the Eddy Bauer Outlet, while the Seaside Cinema screens Hollywood’s latest releases. Legends Public House is located among the mall’s stores, serving hot and cold sandwiches like the banh mi and the Legends Cubano. The restaurant’s walls are covered with posters of iconic movies and famous musicians like Elvis, Jimmy Hendrix and Johnny Cash, and live music can be enjoyed in the evenings. Across the highway from the Nike Factory Store, Grizzly Tuna keeps its menu simple with two items: fish and chips made with tuna or fish tacos, all made in a wooden drive-thru shack illuminated by string lights. For groceries, Safeway is around 1.5 miles away downtown.North Wahanna Road connects to downtown and the highway
Ocean Avenue, also known as 12th Avenue, traverses Stanley Acres and travels west, past the Seaside Outlet Mall and Seaside Cinema, until it reaches the oceanfront. North Wahanna Road is the other main thoroughfare of the neighborhood. It connects to Broadway Street south of the neighborhood—which drivers can use to access downtown—as well as Oregon Coast Highway, which travels along the Oregon shore until it reaches downtown Astoria. Two of the Northwest Connector’s public bus routes pick passengers up near the Seaside Cinema, taking them to Gearhart, Warrenton, Astoria or Cannon Beach.Electives like calligraphy, graphic design at Seaside High
Pacific Ridge Elementary School was established in 2020; it has yet to receive a grade from Niche or a rating by GreatSchools. Seaside Middle School scores a 2 out of 10 from GreatSchools, while Seaside High School earns a B-minus from Niche. High school students can explore their extracurricular interests in elective courses like calligraphy, graphic design and culinary arts, or in after-school clubs centered around creative writing, robotics or community service. Clatsop Community College’s South County Center is across the creek from the neighborhood.
