Angle Lake Shore Acres offers convenience and tranquility in the heart of SeaTac
Curling around the eastern and southern shores of its namesake lake, Angle Lake Shore Acres is a neighborhood in SeaTac, a city between Seattle and Tacoma. The neighborhood is tucked between the Seattle-Tacoma International Airport and Interstate 5, which heads north into Seattle proper. “Angle Lake is almost an oasis among the busy craziness of Sea-Tac,” says Brian Truman, a broker with John L. Scott Real Estate. While this neighborhood is not geographically part of the Angle Lake Manor Homeowners Association, residents here can join the Angle Lake Shore Club, an optional social organization that hosts events. Proximity to shopping centers, highways and public transit is another appeal of this area.
A mix of housing styles on quiet streets with a secluded atmosphere
Homes are a mix of older properties and newer homes. “You’re going to see all different kinds of houses, including nice new construction,” Truman says. “At the edges, you’ll see the war boxes, which are post-war builds about 800 square feet with similarly sized basements.” Ranch and raised-ranch-style homes intersperse with split levels and New Traditional styles throughout the neighborhood. Moderately sized trees provide shade and atmosphere along the quiet, narrow roads. Many of the smaller roads leading toward the lake are private. “It’s pretty secluded once you’re in the neighborhood,” Truman says. “It’s nice and quiet.” Prices largely range from $590,000 to $760,000, though a few custom-built or lakeshore homes have recently sold for over $1 million. “Price is probably the main driver of appeal,” Truman says. “Even in new construction, you’re not seeing the prices you’d see in Burien or Shorewood.” For comparison, the median price in Seattle is about $970,000.
Lake access, trails and nearby parks with many amenities
Angle Lake Park has a boat launch and beach area, a nature trail and play equipment. “There’s a nice little public beach, and access for people to make use of the lake with pontoon boats and things like that,” Truman says. Residents can also reserve picnic shelters and barbecue spots, and a spray park is open between Memorial Day and Labor Day. Valley Ridge Park is just across S 188th Street and offers synthetic turf sports fields, tennis and basketball courts, a skate park and a community center. Des Moines Creek Park is south of S 200th Street. Its namesake creek runs to the Puget Sound, with a hiking trail along it.
Highline Public Schools include a new building for Tyee High School
Bow Lake Elementary School serves the neighborhood and earns a C from Niche. Chinook Middle School scores a C as well. Tyee High School gets a C-plus. Tyee students have been studying at an interim site for the 2023-24 and 2024-25 school years while construction on a new high school building is completed. The new building was funded by a bond passed in 2022 and is set to open in September 2025. These schools are part of Highline Public Schools, based in Burien.
Multiple shopping centers, local restaurants and national chains
A mix of chain and local restaurants line Pacific Highway South, near the airport. Westfield Southcenter and Park Place Shopping Center are nearby malls across I-5, with stores like Target, Costco, Ross, Kohl’s and REI, plus countless chain and local restaurants. Las Palmas serves Mexican food near the corner of Pacific Highway and S 200th Street, while Copperleaf Restaurant & Bar serves Pacific Northwest-focused cuisine from within Cedarbrook Lodge, across 188th Street. Nearby grocers include Najma Halal Market, SeaTac International Market & Grocery, and Safeway, all on Pacific Highway and within 3 miles of the neighborhood.
The Angle Lake Shore Club organizes events
A social organization open to all residents, the Angle Lake Shore Club puts on events throughout the year. These include a spring community barbecue, casual gatherings on summer Fridays, a multi-course tapas dinner in which residents travel by boat between dishes and a Fourth of July celebration that includes a decorated boat parade. Events are typically open to members and their guests. Annual membership fees are $10.00 for individual residents or $20.00 for a household, and all proceeds go toward funding the club and its events.
Transit options and freeway access in the shadow of the airport
The Seattle-Tacoma International Airport is under 3 miles from the neighborhood. “The airplane traffic isn’t super loud, but you’ll hear it off in the distance,” Truman says. “You could almost walk there and easily Uber.” Downtown Seattle is about 15 miles away via I-5, and residents can also take the roughly 1-hour trip on Link light rail from Angle Lake Station into downtown. “There’s easy access to freeways,” Truman says. “And a new park and ride.” Sound Transit buses run along Pacific Highway and S 188th Street. St. Anne Hospital is about 4 miles away in Burien.
