The developing north side of Seattle

Located in the northwest tip of Seattle city limits, Broadview is known for beaches that remain undiscovered by tourists. Between the peace of waterside public parks and the bustle of major roads, properties sit shaded by mature trees. The average home price here is a bit more than Seattle's average, but homes tend to be large and include front and back yards. "It's a pretty, quiet area, and a lot is changing," says Dawn Rutherford, regional manager at the Broadview Branch of The Seattle Public Library. "Sidewalks are getting put in, and there's development happening just east along Aurora.”

Waterfront suburban homes

Several complexes offer condos starting at $400,000, and townhomes get up to $700,000. But most properties in the area are single-family dwellings that draw from mid-century modern, Craftsman and Pacific Northwest contemporary styles. Three-bedroom ranchers start at $800,000, and four-bedroom modern homes cost $1 million or above. Most roads don't have sidewalks yet, but the area is quiet, and residents tend to find easy parking along the street. Homeowners enjoy shaded backyards and tightly manicured front lawns where stone gardens surround ornamental trees. And it's not uncommon to see luxury properties; sprawling buildings along the water or hidden within the wooded neighborhood can range from $2 to $10 million.

Explore Carkeek Park

Carkeek Park is a main attraction in Broadview, boasting fewer seasonal tourists than the parks and beaches closer to downtown Seattle. The park spans over 220 acres, with trails, picnic areas, a playground and an expansive beach with views of the Olympic Mountains on clear days. Carkeek Park is also known for its active salmon run, attracting onlookers as salmon swim upstream to their spawning grounds yearly.

Top-rated international high school

Students are part of the Seattle Public Schools, known for their free laptops initiative for students to use during the school year. Kids in Broadview typically attend nearby Broadview-Thomson K-8, which receives a B rating on Niche. Then it's on to Ingraham High School, rated A. The high school is known for its International Baccalaureate program and its wide variety of electives, which range from computer science to interior design. And online course options examine underrepresented and marginalized subjects overlooked by a traditional curriculum. There are also several private schools in the area, including faith-based and German immersion options.

Food festivals and neighborly community centers

For foodies, Broadview holds the annual "Bite of Broadview," a neighborhood festival specializing in local food vendors. In addition to food, there is a beer and wine garden, craft booths, a car show and live music. Smaller neighborhood events include an annual Art Walk, seasonal events at the manicured Dunn Gardens, and weekly classes held at the local library. "The library has so much more than just books; there's tutoring, storytime, and soon we are offering a Covid vaccine clinic," Rutherford says. "And we are always actively listening to see how we can grow to best support our community.” Over at the nearby Bitter Lake Community Center, locals can sign up kids for preschool and visit the "tot gym" to tire out the area's youngest residents. The center also holds a variety of seasonal events and classes, including the popular Friday Family Roller Skate Night and the annual Multicultural Dinner.

Travel by land, sea and air

Bus lines run along Greenwood and Aurora Avenues, connecting residents with the surrounding area. Commutes by car into downtown Seattle can take 20 minutes, but with city traffic, they are often more like 45 minutes. For heading north towards Everett, residents enjoy easy access to Interstate 5. Eight miles away, the Edmonds-Kingston Ferry connects North Seattle and above to the Kitsap and Olympic Peninsulas, close to major employers and outdoor recreation opportunities. And when heading into the air, residents should prepare for a 20-mile drive to the Seattle-Tacoma International Airport.

Brand names and local shops

Aurora Avenue, just east of Broadview, has chain restaurants, pharmacies and retail options. For groceries, a cluster of stores — Amazon Fresh, Asian Family Market and Sprouts Farmers Market — cater to all needs. Within the neighborhood itself, Broadview Tap House is a pet and kid-friendly bar that brings in local food trucks and offers heated and covered seating. In the summer, the Tap House screens movies outdoors on Saturday evenings, a spot for community bonding. Another favorite is Chada Thai, a small restaurant within walking distance of many homes.
