In 1906, industrialist Harry Whitney Treat established the neighborhood of Loyal Heights. The town, like the now defunct Loyal Railway Company, is named after Treat’s daughter, Ms. Loyal G. Treat. The neighborhood itself is divided neatly into approximately 100 rectangular blocks to accommodate the town’s original purpose as a streetcar suburb. Today, Loyal Heights is known for its custom houses built across tightly packed lots and walking access to cozy family-owned businesses. Situated fewer than 5 miles from Seattle’s famous space needle, Loyal Heights is a high-demand housing area that is just a few blocks from the Puget Sound. Traditional and modern houses on a sloping landscape
Loyal Heights has extensive and well-maintained sidewalks that line both sides of the streets. The general lack of garages forces many locals to park on the road, which can sometimes narrow passageways to a single car lane. Mature pacific conifers stretch into skies that are frequently grey with clouds. During the rainy spring months, the foliage blooms with bright pink and purple flowers that complement the outside of fluffy bushes. Housing lots are elevated above street level, which accentuates the personalities of the custom homes and creates a canyon-like feel for pedestrians. Many properties need an outdoor brick stairwell to accommodate for this elevation. Houses are built in a range of different styles and colors, with Modern-Craftsman bungalows and Colonial-style cabins being some of the most common. There are also a few modern houses, whose chic cutting lines and clean geometric facades cause them to stand out against the traditional architecture. Houses range in price from $800,000 to well over $1.2 million, with a median price of $900,000. Prices in Loyal Heights are on par with market averages for North Seattle. A recently sold three-bedroom, brick bungalow closed for $863,000 and is representative of area averages.

Loyal Heights Elementary School is ironically located just outside of the boundaries of Loyal Heights and picks up an A-minus on Niche. Whitman Middle School is less than a mile north of Loyal Heights and also earns an A-minus on Niche. For upper school, Ballard High School is located one block from the neighborhood’s boundaries and scores an A on Niche. 1,681 students attend the school, the majority of whom go on to receive degrees from four-year colleges. Ballard hosts a Robotics competition that allows students to apply their innovative STEM education in real time. The school has graduated many famous alumni, including UFC Champion Josh Barnett and actress Jean Smart.

The Loyal Heights Playfield is a public park nestled in the heart of the neighborhood and provides residents access to a well-maintained soccer field and two baseball diamonds. The park is connected to the Loyal Heights Community Center, which offers public classes in language, music and the arts, as well as afterschool programs for children. Salmon Bay Park is the only other park in the neighborhood and comes equipped with a playground and picnic area.
