North College Park, also called Licton Springs, offers a relaxed vibe without being far from Seattle’s main attractions. Located between Interstate 5 and Aurora Ave (99), it’s also a prime spot for travelers. “It’s more affordable than some other neighborhoods, and the commuting options are awesome; it’s a commuter’s dream,” says Jim Pullin, managing broker at Skyline Properties. On top of I-5, the Northgate Light Rail station is a few miles away. “Parts of this neighborhood, you can walk to the light rail,” Pullin adds. North College Park is home to North Seattle College; while a significant part of the area, it’s not a college neighborhood. Residents also stick around because of its high walkability, which can take people to nearby eateries, parks, and activities.

Laid-back eateries along Aurora Avenue
Folks don’t have to travel far to get a bite to eat. For the morning pick-me-up, Pilgrim Coffeehouse offers espressos that pair well with their handmade breakfast sandwiches. Drivers have been pulling up to Burgermaster for old-school burgers and fries for 60 years. Saffron Grill serves Indian-Mediterranean dishes in a white-tablecloth environment. After-work socials often happen at Lantern Brewing, where a selection of local beers and food trucks matches its laid-back aura. Target and QFC are located on NE Northgate Way for those weekly grocery hauls.

Nearby to major Seattle attractions
Licton Springs residents can easily reach Seattle’s most popular attractions. “Because on where it is, some of the best entertainment outside of downtown is nearby,” Pullin says. “Greenlake to the south, and the Zoo is right next to it.” The Woodland Park Zoo holds over 800 animals across 250 species but also includes a carousel ride and indoor play areas. After years of rework, Northgate Station became a beloved recreation spot and shopping hub. Folks can enjoy the many restaurants or shop at Nordstrom Rack or Barnes and Noble. Seattle’s love for ice sports comes out in the newly developed Kraken Community Iceplex. The space includes three rinks ideal for ice skating and hockey; it’s even the practice facility for the Seattle Kraken. The AMC Oak Tree provides a relaxing afternoon showing the latest in Hollywood.

North College Park offers more apartments than houses, townhouses, and condos combined. In turn, there’s a slightly higher number of renters than homeowners. Townhouses and condos saturate the west side of the neighborhoods. Often, these can include a garage or specialty parking for complex residents. Prices range from $285,000 for a one-bedroom condo to $1.2 million for a contemporary townhouse. Single families are primarily cottages, split-levels and contemporaries, with prices varying from $500,000 to $950,000.

Walkable to Green Lake Park
Licton Springs Park was once a sacred attraction by the Duwamish people for its two mineral springs. The protected greens have since evolved into trails used by adults and a playground beloved by kids. Mineral Springs Disc Golf holds an 18-hole course within its 2.5 acres. Thousands of Seattleites widely use the popular Green Lake Park. “When it’s a warm day, people are literally shoulder to shoulder on that trail,” Pullin says. “It’s so popular that there are separate trails between skating and walking trails.” On hot summer days, folks lay out their towels to relax on one of the two public beaches, while others may enjoy the water to row, canoe, or kayak. Green Lake also hosts boating events and the Winter Pathway of Lights event.

Premier transportation options
Commuters will have multiple options for getting around. Drivers can reach downtown Seattle via I-5 or 99 within 7 miles. Pullin noted that I-5 is common for traffic jams. Another option is the Northgate light rail station to the east. Light rail trains leave every ten minutes from 5:30 a.m. to 12:30 a.m. Local commuting can also be done via the King County buses.
High-rated Seattle schools for students
Students can start their education at either Viewlands Elementary or Daniel Bagley Elementary. Viewlands earned a B from Niche, covering students in the northern part of the neighborhood. While students in the south attend Daniel Bagley which received an A-minus. Middle school years are completed at Robert Eagle Staff Middle, rated an A from Niche. Students can enroll in electives related to music, journalism, STEM and visual arts. Ingraham High wraps up the grade school years, earning an A from Niche. Their Running Start program allows juniors and seniors to earn up to 15 credits a quarter for college and high school. After graduation, students can stay local at North Seattle College, where nearly 60 programs of study are offered for Bachelor's, Associate’s or Certificates.
