Ravenna, a convenient neighborhood

Ravenna isn’t just one of Seattle's most desirable neighborhoods for its lush green spaces and walkable access to shopping and dining. The area also offers a colorful assortment of single-family homes, some stretching back to the early 20th century. Many residents bike the quiet streets lined with evergreens and maples. Most homes have backyards large enough for lounging in a hammock with a book or setting up a barbecue. "Everyone wants to live in Ravenna," says Realtor Alexander Keyes, who sells homes in the area with A Home in Seattle, the company he founded. "It's a walkable community with beautiful mid-century homes, close to the downtown and the University of Washington."

Diverse homes and prices

According to Niche, the median home value in Ravenna is $879,000, while the median home value in Seattle is $767,000. Two-bedroom early 2000s condos sell for between $660,000 and $750,000. A one-bedroom 1920s craftsman-style home is valued at $820,000, and a three-bedroom 1960s ranch-style home is valued at $910,000. The assessed value of a four-bedroom early-20th-century craftsman-style home is $1.1 million. A 1940s brick-exterior three-bedroom bungalow sells for $1.2 million. Highly rated public schools

Homebuyers are also attracted to the area's highly rated public schools. Many children attend Bryant Elementary School, which has a 16-to-1 student-teacher ratio. Students at Eckstein Middle School are 74% proficient in math and 82% proficient in reading. Nearby, Roosevelt High School has a 21-1 student-teacher ratio and a 93% graduation rate. One of the biggest perks of this active community is its proximity to scenic neighborhood parks, where residents jog, bike and relax year-round. At Ravenna Park, visitors can explore the trails that meander alongside Ravenna Creek, play a round of tennis, take their kids to the playground and wading pool or have a picnic on the grassy lawn. Locals also bike the 27-mile Burke-Gilman Trail, which runs from Kenmore to Golden Garden Park on Shilshole Bay. Another favorite park is Ravenna Eckstein Park. The green space features a community garden, walking paths, pickleball courts and a playground.

Residents can set foot to explore boutiques, restaurants and sidewalk cafes throughout the neighborhood. People can start their day with a hand-crafted espresso coffee from Seven Market & Cafe. Folks grab breakfast dishes, burgers, salads and soups from Ravenna Varsity, a local staple since 1963. Next door, Isarn Thai Soul Kitchen is a local favorite for its papaya salad and hat yai fried chicken. "If you live in Ravenna, it's likely you'll spend a lot of time here in U-Village because of how close it is," says Keyes. The University Village is home to an Apple store, a J. Crew, a Victoria's Secret, a Sephora, a Gap, a Starbucks, a Chipotle Mexican Grill and many other options. People can buy groceries at the Safeway on 75th Street.

Third Place Books on 20th Avenue hosts regular author talks, readings, and performances from local entertainers like magicians and songwriters. The Seattle Public Library's Northeast Branch hosts family story times. Residents travel about 8 miles southwest to watch the Mariners and the Seahawks play. People travel about 3 miles northeast of Ravenna to watch new films at Regal Thornton Place.

Getting from place to place

Most streets are lined with sidewalks, providing walkable access to most shopping and dining. Folks drive 6 miles south on Interstate 5 to reach Downtown Seattle and 39 miles south to reach Tacoma. The neighborhood has multiple bus stops, especially on 65th Street and 25th Avenue, that help residents access the rest of the Seattle metropolitan area. People can catch the light rail at the Roosevelt Station on 12th Avenue.

there are a lot of job opportunities in Seattle. recently amazon came to Seattle so we have a huge amount of tech jobs and that leads to growth in the area overall.

Ravenna is a short drive from downtown and Capitol Hill but feels much more secluded and like a real neighborhood. Folks say hi to each other and kids play outside, people keep beautiful gardens and the homes are gorgeous. It is much quieter and more family oriented. There is a lack of diversity, both in terms of ethnicity and economically. We rent, but most people around us own their homes.

in Seattle there are many great local businesses. there is a variety of stores and a great selection of book stores. Besides local stores we have many malls and we have the downtown shopping core which makes it easy to find anything you could need.
