Airports, highways and mixed housing define Boulevard Park
Roughly 9 miles south of downtown Seattle, Boulevard Park is a busy neighborhood sandwiched between two highway systems. Most homes are found south of 100th Street, while the northern area is made up of industrial centers and distribution sites. The Duwamish River flows directly east of the neighborhood, with multiple golf courses nearby. Planes can be heard landing and taking off from both King County International Airport-Boeing Field and the Seattle-Tacoma International Airport, known as SeaTac. “Although the air traffic noise is considerable, there’s an upside to living near airports for those who travel a lot for work, or have jobs at SeaTac,” says Realtor Miki Dodge with John L. Scott Real Estate, who has almost 10 years of experience. “Because of its location, it also tends to be one of the more affordable neighborhoods.”

Diverse housing options, from single-story to multifamily
Boulevard Park’s residential streets are lined with a mix of housing options. Nearly half of the neighborhood’s residents own their homes, while the rest are rented. Mature trees and shrubbery surround properties, and most homes have a grassy front lawn and a driveway. Midcentury ranch-style dwellings, split levels and bi-levels are common architectural designs. These homes were built from the 1950s to the 1980s and come in both vinyl and brick siding. Some have a more traditional design with pointed roofs and front gables, while others have been remodeled to look more modern with bright colors. Prices range between $500,000 and $810,000.
Multistory townhouse communities are also found throughout Boulevard Park. Some units were built in the 1970s, while others are new construction. Most have a tucked-in garage and cost $450,000 to $700,000. Contemporary condos are another housing option, priced around $240,000 to $300,000. “There’s been an increase in new construction, with a lot of urban infill taking place,” Dodge says. “Buyers can get the best of both worlds – a brand-new home that’s also affordable.” An initiative by SeaTac has resulted in most new homes in the area being built with sound-resistant windows.

Local schools offer language and career-focused programs
Boulevard Park is served by the Highline School District. Beverly Park Elementary School earns a C grade from Niche, while Glacier Middle has a C-minus. Glacier offers a Spanish dual language program for students interested in becoming bilingual. From there, students can attend Evergreen High School, which receives a B-minus and plans to move into a newly constructed building in September 2025. The new school has a culinary kitchen and wood shop space for career and technical education courses.

Navigating Boulevard Park by bus, car or plane
“There are several public transit routes that run through Boulevard Park, but residents usually rely on their car for getting around,” Dodge says. King County Metro bus services have stops along Des Moines Memorial Drive. Washington state Route 99, known as Marginal Way, travels north and south through the neighborhood, while Washington state Route 509 runs directly west of the area and can be used to reach downtown Seattle, about 9 miles north.
King County International Airport-Boeing Field has general aviation services and is directly east of Boulevard Park. “Boeing Field is one of the major industries of Seattle. It’s where they manufacture and test their planes, but it’s also used for private planes and cargo,” Dodge says. Seattle-Tacoma International Airport is around 7 miles south for commercial flights.
Golf courses and recreational areas along Duwamish River
Multiple green spaces surround the area, including a couple of private golf courses. Glen Acres Golf & Country Club offers members a 9-hole golf course, outdoor pool, fitness center, and tennis and pickleball courts. Nearby is the Rainier Golf & Country Club, which has an 18-hole course. Marra-Desimone Park sits north of the neighborhood and has an expansive community garden with rows of flowers. There’s also a mini farm with chickens and a playground area. Westcrest Park’s jungle gym features a zipline and climbing structure.
Boulevard Park’s proximity to the Duwamish River attracts a variety of water recreation activities. Salmon Cove Park & Shoreline Habitat is a public access point along the river with a boat launch for nonmotorized watercraft. Visitors can also go fishing or access the Green River Trail for hiking and biking.

Nearby shops and locally owned, international restaurants
Boulevard Park is a quick drive from several shopping and dining areas. About 2 miles north on 14th Avenue are a handful of locally owned restaurants, including Honor Mexicano Restaurant and Uncle Eddie’s Public House. White Center is around 4 miles west and has a commercial corridor along 16th Avenue. Cocina Casera is a South American-inspired eatery, and Young’s Restaurant serves classic American breakfast dishes and Chinese cuisine. Several international markets dot the area, including Asian grocery stores and a halal supermarket. A handful of fast-food places like Viva Mexico and Pizza Hut sit farther south on 16th Avenue.
Westwood Village is a shopping center roughly 4 miles northwest of Boulevard Park with a QFC for groceries. Major retailers include Target, Marshalls and Ulta Beauty. About 4 miles south, Burien has name-brand retailers, independent shops and restaurants.
Westwood Shopping Center in Riverview offers groceries, dining, and retail options for locals.
Uncle Eddie's serves up classic American food and a fun atmosphere.

Exploring the community through museums
In addition to the general aviation services provided by Boeing Field, there’s a museum on its grounds. The Museum of Flight has an extensive collection of space and aircraft dating back to the 1900s, plus multiple exhibits and galleries to explore. Another museum in the area is the Sea Mar Museum of Chicano/a/Latino/a Culture, which explores the history of the local Chicano and Latino communities, from immigration to current events.
