Affluent community on a Puget Sound peninsula

Southeast Magnolia is 5 miles northwest of Downtown Seattle and has a coastal small-town vibe, with beautiful views, calm residential streets, bayside dining and a commercial district focused on locally owned businesses. "It's an affluent enclave, known for views of Puget Sound," says Lori Holden, a real estate broker with John L. Scott Real Estate and whose family has three generations selling in the Seattle area.

The neighborhood, where most homes can cost over $1 million, is on a peninsula, surrounded by Elliott Bay, Shilshole Bay and Salmon Bay. "It kind of sits out on its own; you have to take the Magnolia Bridge to get there," Holden says. The bridge links Southeast Magnolia to the Queen Anne area on the east. This neighborhood is close to where cruise ships come into the city.

Discovery Park, Ella Bailey Park

Discovery Park spans 500 acres, making it the largest park in Seattle. It's at the top of the peninsula and is notable for beaches, a lighthouse and a wide network of trails. At the park, there's the Daybreak Star Indian Cultural Center, which opened in 1977 after activists reclaimed the land for use by Native communities, including the Duwamish and other Coast Salish peoples. The center also hosts the Seafair Indian Days Powwow in July.

Ella Bailey Park has trails, a playground and offers enviable views of the city skyline, the Space Needle and Mount Rainier.

Craftsmans, urban farmhouses, townhouses

Most of the land is zoned for single-family houses, and lots are typically under 8,000 square feet. "There are some older homes from the early 1900s up to new construction," Holden says. The vintage architecture includes Craftsmans, Tudor Revivals and midcentury homes. In recent years, urban farmhouses and modern-style homes have replaced teardowns. Prices range from about $815,000 to $2.7 million, though some exceed $3 million.

Townhouses are priced from $600,000 to $1.9 million. Condos are $315,000 to $960,000. Some homeowners associations come with monthly fees of about $300 to $900.

The Village, Magnolia's Bookstore, popular pastries

Magnolia Village, usually called the Village, is vital to the community. West McGraw Street has independently owned shops such as the Vixen Collection, a day spa and boutique, Magnolia Garden Center and Magnolia's Bookstore. "Over the years, I've seen people leave and come back, and they say the Village feels the same," says Georgiana Blomberg, who worked at the bookstore before she became the owner in 2001. The community is supportive of its small businesses. "People used to shop where they worked. After COVID-19, many more work from home so they are here all the time. It's safe, and kids can just walk to the store."

One of the high points of the Village is Petit Pierre Bakery. "Of all the years I've been here, I've never seen people so crazy for pastries; there's a line every morning,” Blomberg says. Restaurants include Magnolia Village Pub, Mondello Italian Restaurant and Pink Salt Restaurant & Lounge for Peruvian fusion. Some blocks up 32nd Avenue, is the Albertsons supermarket.

Magnolia Elementary, Catharine Blaine and Ballard High

Students may attend public schools like Magnolia Elementary, which has an overall 8 out of 10 rating from GreatSchools. Serving kindergarten through middle school grades, Catharine Blaine K-8 has an A-minus grade from Niche. Ballard High School also earns an A-minus and offers programs in biotech, maritime studies, and digital filmmaking.

Vino in the Village, Magnolia Summerfest

In April, the wine festival Vino in the Village takes over West McGraw Street. There's a winter celebration featuring open houses hosted by businesses. The street is blocked off for pedestrian use when Magnolia Farmers Market is held on Saturdays, from June through October.

Magnolia Summerfest is a festival in August at Magnolia Playfield. It's successful, thanks to volunteer participants. "It's days full of food trucks, crafts and things for kids to do. It's at the park a block away from the middle of the Village," Blomberg says. There's live music at night and the Magnolia Seafair Parade. Seattle's Seafair is an extensive series of events held throughout the area in July and August.

Elliott Bay Marina, crossing to Ballard

Elliott Bay Marina has more than boat slips. Several marine-related businesses and an outstation of the Seattle Yacht Club are here. Palisade restaurant is known for its classic Northwest cuisine. "You walk in, and it reminds you of Hawaii. There are palm trees inside, and a player grand piano is sitting above the bar," Holden says. Maggie Bluffs has outdoor seating facing the bay and serves American comfort food. Upscale venue the Admiral's House, perched on the bluffs, is listed on the National Register of Historic Places. Built in 1944, it had been home to U.S. Navy admirals whose prominent guests included government officials, foreign dignitaries and even royalty.

The north side of the peninsula has one bridge that cars may use. The Ballard Bridge, also known as the 15th Avenue Bridge, leads to the Ballard, full of trendy boutiques and foodie favorites. Bayside highlights include Shilshole Bay Marina, Seattle Sailing Club and Corinthian Yacht Club of Seattle. "Anyone in the greater Seattle area might keep their boats at the marina," Holden says.

Magnolia Bridge, West Dravus Street

To reach Downtown Seattle, about 5 miles southeast, people can cross the Magnolia Bridge and take Elliott Avenue the rest of the way. Other than the bridge, West Dravus Street is the closest throughway over the train tracks. "Most people are driving," Holden says. "Magnolia is a little bit off the beaten path, but once you get there, it's lovely."

The neighborhood has numerous bus stops, but the nearest light rail stations are about 5 miles away. The freight train yard in Interbay is adjacent to Southeast Magnolia, but the extent and frequency of noise issues vary.
