West Queen Anne features a unique blend of homes built in the first three decades of the 20th century plus, a handful of modern-architecture properties built from the 1950s to 1960s and a number of newer bungalows and townhouses built since the turn of the 21st century. “Queen Anne, along with Capitol Hill, is one of Seattle’s two original neighborhoods, so you get early 1900s, box-style homes as well as Victorian-style and early Craftsman homes," says Marcel Kluetz, a Realtor with Queen Anne Real Estate. "A lot of those were actually built by a handful of builders, so they may share similarities because of that.” Condos and townhouses have sold for between $270,000 and $2.7 million; while newer properties tend to be more expensive, the priciest are renovated 1905-built residences. Site-built homes below 3,000 square feet have sold for between $750,000 and $3.55 million, while those larger than 3,000 square feet can sell for between $1.43 million and $4.25 million. West Queen Anne’s streets are defined by abundant foliage, grid-planned road layouts and - towards the western end of the neighborhood - hillside inclines. Kinnear Park lets visitors view the Space Needle, the skyscrapers of downtown Seattle and the Puget Sound from the same vista. “You have views from just about every side of Queen Anne, as it’s a hill," Kluetz says. "When you get to the ‘crown’ of Queen Anne, you have great views in any direction.” This green space sits along the Southwest Queen Anne Greenbelt and includes a fenced-in dog play area, a tennis court and trails that run through a thriving bird habitat frequented by bald eagles. At the center of the neighborhood, the West Queen Anne Playfield features 6 acres of baseball, softball and soccer fields and an expansive playground. Just across the street from this park, the Queen Anne Aquatic Center offers a heated, indoor pool. The Queen Anne Community Center is next to it, as well “You’ve got a great family lifestyle here; not only do we have highly-rated elementary schools, but we’ve also got plenty of micro-parks and playgrounds throughout the neighborhood.”A-rated education at Seattle Public Schools
Served by Seattle’s stellar public school system, students attend Frantz Coe Elementary School - given an A rating by Niche - as well as the A-minus-rated McClure Middle School and A-rated Lincoln High School. Whether by bus or by car, downtown Seattle - with its entertainment, employment opportunities and hospitals - is easily accessible from West Queen Anne. “The proximity to downtown - being able to get to most places within the downtown core within 15 minutes or less - is very appealing," Kluetz says. "We’re also close to South Lake Union, the tech hub of Seattle, so it’s very attractive from that standpoint.” The 4-mile commute can take around 15 minutes by car or 30 minutes by the RapidRide D Line bus, while the Seattle-Tacoma International Airport is just 16 miles and an approximately 25-minute drive down Route 509.Diverse eateries and retail outlets line Queen Anne Avenue
Queen Anne Avenue serves as the retail lifeline for much of northwestern Seattle, and it also forms this neighborhood’s eastern boundary. In addition to hosting grocery mainstays like Safeway and Trader Joe’s, this avenue is also home to a vibrant and diverse retail scene. The creatively named How to Cook a Wolf restaurant is just as innovative with its cuisine, serving up Italian and other Mediterranean classics cooked up by James Beard Award semifinalist Ethan Sowell. Other options along this road include Thai and pizza restaurants, while the Queen Anne Farmers Market serves up its own selection of fresh goods from stalls and food trucks every Thursday. Though far removed from the main avenue, Targy’s Tavern at the heart of West Queen Anne hosts bingo and trivia nights in a neighborhood pub atmosphere. Beyond a diversity of culinary options, West Queen Anne also features a small shopping scene including photography, stationery and gift shops. Blue Highway Games, which carries “unplug and reconnect” as its motto, hosts weekly game nights. This being Seattle, there are about a half dozen coffee shops in the neighborhood.
