Sun N Lake offers a wide range of amenities for residents of all ages to enjoy
There's a common misconception that the Sun N Lake Improvement District is strictly 55 and older. According to Jamal Baskin and Sarah Heither of the Sun N Lake administration team, seniors, young professionals and families find the long list of convenient amenities appealing. "We have around-the-clock security, a free library, pools with splashpads and an elementary and middle school here," Baskin says. Sun N Lake plans to add over 300 new homes to accommodate the exponential growth Highlands County is experiencing. "I've been here since 2002, and the area has grown a lot since then," says Lisa Kneram, a Sebring resident and broker with RE/MAX Realty Plus. "We're a quiet small town about two hours from either coast or all the big cities. People have found out about us and are starting to move here." Sun N Lake is near several lakes, the recently rejuvenated Historic Downtown Sebring and a cluster of chain restaurants along US Highway 27.

Sun N Lake offers mostly duplex one-story homes
Wide streets span the entire community, with well-maintained adjacent paths for cyclists, pedestrians and golf carts. Bright green grass and towering palm trees and oaks line several of the separate HOAs throughout the neighborhood. "We have home prices for every budget," Baskin says. "Every subdivision offers something different, so there's a place here for everyone." Typical home prices are between $300,000 and $450,000 – including several 55-plus communities, like Hampton Woods and Magnolia Place, that offer attached one-story new and pre-construction villas. Deer Run Estates and Turtle Run are centered around two golf courses and have one-story new Traditional single-family homes with three to four bedrooms. Spacious two-story Mediterranean-style homes offer luxurious patios, three to six bedrooms and bigger yards. Prices fall between $475,000 and $650,000, depending on size, which ranges between 2,200 and 4,000 square feet. A few dark blue condo buildings near the front entrance offer two bedrooms and private balconies, priced around $150,000 to $200,000. Vacant quarter-acre lots also dot the area for around $25,000 to $30,000.

The Sun N Lake Community Center includes a lagoon pool, playground, basketball courts, picnic pavilion and island gazebo. The neighborhood also offers multiple tennis and pickleball courts. "We have plans to add an adult-only pool here soon," Baskin says. "We also are focused on improving the aesthetic of our golf courses." Designated golf cart paths lead up to the fairways, making them easy to navigate. "It attracts golfers and non-golfers," Kneram says. "There's no golf course club here that requires you to be a member to live there. So, you can live by the view without having to golf." Kneram adds that homebuyers are drawn to the neighborhood because the golf club does not require heftier fees than Palm Beach. Highlands Hammock State Park is a well-known fixture in Sebring. It was the first park to open in the state, four years before the Florida State Park System was established in 1935. As a result, the 9,000-acre park is listed on the National Register of Historic Places. Alligators and panthers are just a few species of wildlife living amongst the large, 1000-year-old oak trees. Two lakes are situated in the neighborhood; however, Lake Jackson and Lake Sebring are preferred for boating and fishing spots.

Highlands County Public School District's AFJROTC benefit from nearby Avon Park Air Force Range
Sun N Lake Elementary School —which shares an overall B from Niche with Hill-Gustat Middle School —was voted the best public elementary school in the Highlands County Public School District. Both schools are located within the neighborhood. Avon Park High School holds a B-minus score. With its proximity to the Avon Park Air Force Range, it's no wonder that the high school offers the Air Force Junior Reserve Officer Training Corps. Highlands County also provides a virtual school program for students interested in earning a diploma outside the classroom. For graduates searching for higher education close to home, South Florida State College is 4 miles north between Lake Lelia and Lake Glenada.

From small scale events to well-known Sebring attractions
"We have events throughout the year, with most happening at our recreation complex," Heither says. As Operations Assistant, she plans most of the community events in Sun N Lake. "We have a huge Fourth of July celebration – this year, our fireworks were bigger than Highland County's show." Bounce houses and food trucks also accompany the annual patriotic event. Heither mentions that Trunk-or-Treat and the occasional 5K runs are popular events. "I also plan the Merry Market in December. It's super festive. We host a number of vendors; it's basically a big craft show for our residents." Sebring hosts larger-scale events, including the Sebring Soda Festival, every Spring. Sebring's crown jewel is the Sebring International Raceway, which has hosted the annual 12 Hours of Sebring WeatherTech SportsCar Championship race since 1952. The four-day-long event has been voted North America's Number 1 Motorsports event by USA Today. "It's very festival-esque. We have merch, tradeshows, ride and drive programs and beer," says Elizabeth Compton, a lifelong Sebring resident and the marketing director for the Sebring International Raceway. "It can get a little rowdy; there are probably a good amount of people who aren't aware of the race and are just here for the shenanigans." Compton says the raceway has a multi-generational, 'cult-like' following and has contributed over $600 million back to Sebring's local businesses and community organizations. South of Sebring, the well-known Caladium Festival takes over Lake Placid every July. Theater lovers can attend performances at the waterfront Highlands Lakeside Theatre and the Alan Jay Wildstein Center for Performing Arts. The venue is located at South Florida State College. It can hold roughly 1,460 visitors enjoying one of over 30 national touring headliners a year.

Sebring supports small businesses around The Circle
According to Baskin, a few small businesses are located around its residential streets, and the administration staff plans to encourage new additions in the future. A snack shack recently underwent a rejuvenation, providing convenient small meals. The Sebring community stresses the importance of supporting the restaurants, bakeries and boutiques surrounding Circle Park in Historic Downtown Sebring. "Local businesses are what's keeping small America alive, and we can't lose that one-on-one connection with others," Kneram says. "We aren't a Starbucks kind of town. When I want something like that, I'm going to Sugar Blossoms." Lisa also recommends Faded Bistro, a popular restaurant with an open-air patio that sits amongst towering palm trees and tropical monsteras. The owners have opened the quirky Mon Cirque Wine Bar on Commerce Avenue and plan to open an Irish restaurant featuring a boutique hotel and dessert bar. New businesses include the Sebring Soap Company, owned by Chris and Robert Adams. The duo has plans to expand its offerings to include candles and a coastal-themed clothing line.

Getting around Sun N Lake, either by golf cart, bike or car
While the rest of Sebring is car-dependent, Sun N Lake residents can walk, ride bikes and drive around via golf carts. "You don't see cars a lot," Heither says. "You see golf carts." US Highway hugs Lake Jackson and grants access to the rest of Florida, such as Tampa and Fort Myers, roughly 99 and 95 miles away. Amtrak routes are available at the Sebring Station in the Downtown Historic District. Sebring Airport Authority is 15 miles south and does not provide passenger services. Most residents drive 86 miles north to Orlando International Airport or Tampa International Airport. AdventHealth Sebring Hospital is conveniently located on Sun N Lake Boulevard.

The master-planned community hopes to be granted over $1 million to fund new recreation amenities and over 300 new builds to expand several subdivisions. Sun N Lake provides residents with sewer, water and 24-hour security. According to Heither, the neighborhood is updating its water treatment system as it is currently too small for future expansion. "It's also just time for a replacement; we want to be on top of that," Heither adds. Residents pay an annual assessment fee that funds the maintenance of streets and clubhouse amenities and the upkeep of the playground, pickleball courts and pools. Sebring's location in central Florida means the area is less impacted by hurricanes than coastal cities like Tampa and Fort Myers. Highlands County is in flood zones A and AE.
