West Rockhill

Anchored by Sellersville, known as "A Small Town with a Big Heart," the township of West Rockhill is the perfect place for buyers seeking a slice of American pie. Located 35 miles from Philadelphia and 20 miles from Allentown, you can enjoy your small town without ever being too far from major cities. "It's a charming town that's just a mile from Perkasie, so you get access to the amenities of that area without the cost," says Stephen Ammon, Broker and Manager of Iron Valley Real Estate Doylestown.

Homes in this picturesque area look as though they’re straight out of Main Street, USA. Around the center of Sellersville, you'll find decorative dwellings built in the 19th and early 20th centuries. There are spacious Four Squares, Victorians with wrap-around porches, stately Colonials and classic Cape Cods. These idyllic homes offer plenty of interior space and have private yards to transform into a relaxation or entertainment area. As you venture further out of Sellersville and into the township's more rural areas, you'll find ranches, split levels and farmhouses on larger acreages. At South Middle School, which scored average for test scores on Great Schools, students can participate in a thriving athletic program, including field hockey, co-ed soccer and lacrosse. Pennridge High School serves grades nine through twelve and ranks above average for college readiness on Great Schools. In addition to its comprehensive College and Career Center, the school has many extracurricular activities, such as the Creative Writing Club, Letters for Rose, a senior pen pal program and the Aevidum Club, a peer mentorship and community club.

On the weekends or when school's out, you'll find your neighbors taking in the view at Lake Lenape Park. This scenic park is filled with mature trees and bounded by the beautiful Perkiomen Creek. Walk or bike along the park's paved walking loop, play a round of disc golf at the park's 18-hole course or take kids to the playground. This recreation area also boasts a skate park and an off-leash dog park. You'll also find residents playing pickup soccer or attending Little League games at Druckenmiller Park or families enjoying the play area at James Memorial Park.

Sellersville's Main Street is where you'll find the heart of the community. "There's always something going on in this town," Ammon adds. "The theater always has a show happening and they regularly block off downtown for art shows and festivals." This charming town center has decorative historic structures, locally owned businesses and beloved shops and restaurants. Decorate your new home with thrifted finds from Pickers Junction Antiques, add to your bookshelf with Next Chapter Books or listen to live music at the Sellersville Theater. When you're hungry, you can grab a quick meal at Cafe at the Mill, a favorite for breakfast platters and sandwiches. The Horse Tavern, a community mainstay since 1757, is the perfect place to grab a beer and order their famous crab fries while you watch the big game. When you need the daily necessities, you can travel less than a mile east to Perkasie Shopping Center for groceries, a pharmacy and other basics. The community is also known for its seasonal events in Downtown Sellersville. You can watch a movie at Lake Lenape Park during the summer, attend holiday festivals like Septemberfest or compete in the annual Fishing Derby.
