In the heart of the Northern Colorado countryside, severance is a quiet and rural city with a close-knit, community-oriented atmosphere. “It’s a small community with peaceful residential streets and few businesses,” says Cameron Loucks, a long-time Severance resident and real estate agent with 8z Real Estate. “It's the kind of rural area where people know their neighbors on their cul-de-sac and kids play in the residential streets when the weather is nice.” Severance began seeing growth in the early 1900s as farmers and factory workers came to the region to work in the sugar beet industry, which was the city’s primary employer for most of the century.

Major Weld County employers and a growing population

Today, major Weld County employers include JBS Foods, the University of Northern Colorado and Weld County Re-4 School District. According to the United States Census Bureau, as of 2023, Severance has a population of around 10,800, a number that has more than doubled since 2018. Local events bring neighbors together, while a small handful of family owned businesses are central parts of the community and Severance serves as a bedroom community to Fort Collins, Greeley and Windsor and is within a 16-mile drive of each city.

A modern housing market with larger lot sizes compared to nearby communities

The majority of homes in Severance were built after 2005, while a handful of historic homes surround the city’s center. The market is continuing to evolve as subdivisions are in the works. New neighborhoods like Tailholt and Horizon View Homes feature modern craftsman-style architecture.

The median home price is $508,000, which is lower than the Colorado average. “One of the biggest draws to Severance is the affordability and the space between homes,” Loucks says. “You’ll find slightly larger lot sizes here compared to Windsor and Greeley.”

Career Academy at Aims Community College

Weld County Re-4 School District serves most families in the city and earns a B-plus grade from Niche. Most of the city’s students attend the same pipeline of public schools, Range View Elementary School and Severance Middle School, both of which receive B-plus grades. Severance High School receives a B.

The district partners with Aims Community College for its Career Academy program, which offers tuition-free courses and training programs in subjects like automotive collision repair, medical prep and aviation. Additionally, the Severance Public Library hosts regular public events and programs, from story times to craft workshops.

Severance is home to 12 public parks. Nearby, the expansive Windsor Community Recreation Center has an indoor track, an aquatic center and a fitness room. There are over a dozen annual events hosted in Severance each year, ranging from free concerts and Movies in the Park to holiday parades and National Night Out. Commuting to Fort Collins

The city is largely car reliant, with no public transportation services. Interstate 25 lies a few miles west of Severance and leads around 63 miles south to Denver or roughly 48 miles north to Cheyenne, Wyoming. “Most people leave the community to work,” Loucks says. “We’re in a great location for access to major highways, and a lot of locals take the 30-minute commute to Fort Collins.” For long distance travel, the Denver International Airport is about 60 miles away.
