Central Sheboygan’s appeal is in its name: It’s the center of the city and home to most of its attractions. Local restaurants and shops line Eighth Street and the Sheboygan River, which splits the district down the middle. Plus, the city sits on Lake Michigan, where sandy shores pull in locals and tourists in the warmer summer months. “We just have a really nice lakefront and a nice harbor where people can boat right up the river,” says Realtor Jana Gruttner with Greystone Realty. “People love coming up here because it’s not busy and it’s not a big city.” Residents of Central Sheboygan also enjoy access to the city’s annual festivals and parks, including several parks within walking distance.
Lake Michigan beaches, walking trails and sports amenities
Deland Park, the city’s main lakeside park, has a sandy beach with volleyball courts. When the wind isn’t too strong, visitors can walk out to the bright red lighthouse along North Pier. The paved Lakefront Trail connects Deland Park and North Point Park, so pedestrians and bikers can admire the lakefront scenery. Vollrath Park is home to tennis, basketball and pickleball, plus an 18-hole disc golf course. Its hilly greens all slant the same direct, creating the Vollrath Bowl, a popular sledding spot in the winter and a venue for high school graduations in spring. On the south side of the community, King Park offers another sandy beach. “Kitesurfing is very popular here,” Gruttner says. “North of King Park, there’s an area where they come together and kite surf. You’ll see people in all four seasons coming out. We have some significant waves.”

Walking to nearby parks, Central Sheboygan residents pass by plenty of Dutch Colonials, Nationals, duplexes and ranch-style homes. Most homes have big front porches next to trees and sidewalks, and some homes have lush gardens in the front yard. Prices range from $120,000 to $300,000. In South Pier, condos are more common in complexes like Marina Vista Condos and Blue Harbor Resort. Custom builds and ranch-style homes along Broughton Drive have large picture windows overlooking the water. Lakeview homes and condos typically sell for $300,000 to $650,000, and condos often include fees of around $500 per month.
Local restaurants along 8th Street and the Sheboygan River
Fountain Park marks the center of Central Sheboygan’s dining scene, a district that stretches up Eighth Street on the northern side of the river. In the mornings, locals sit and sip by the floor-to-ceiling windows at Paradigm Coffee and Music. Black Pig serves up entrées like pork ragout and scallops in a refined atmosphere with brick walls and stained-glass windows. Parker John’s BBQ and Pizza sits on the Sheboygan River, offering water views and their Loaded Bloody Mary served in a mason jar topped with sliders, sausages and wings on a skewer. Parker John’s and the surrounding area have several docks. “A lot of the docks are rented out by our fishing charters, but we do have some visitor docks,” Gruttner says. “You can dock there and easily walk to one of the restaurants.” Meijer, Festival Foods and Piggly Wiggly are all within 2 miles of Central Sheboygan.
Sheboygan Area School District's school choice and charter options
Central Sheboygan students attend schools in the Sheboygan Area School District, which receives an overall B rating from Niche. While each district has its own designated schools, the community also offers school choice, meaning students can apply to attend a different school in the district. Central High School and Étude High School are both charters that offer more individualized schooling options for students.
Sheboygan's farmers markets, arts scene and lakeside festivals
From June to October, the Sheboygan Farmers Market sets up in Fountain Park every Wednesday and Saturday mornings. Also downtown, the Stefanie H. Weill Center for the Performing Arts is a historic theater with an old-fashioned marquee over the entrance. It hosts the local artists and smaller concerts in an auditorium where the ceiling is painted to look like the night sky. Every Fourth of July, Freedom Fest kicks off with a parade downtown and music in Fountain Park, but the rest of the music, food trucks and festivities take place riverside in Deland Park. “There’s a Venetian boat parade every July 3rd,” Gruttner says. “They do a lot along the lakefront every year.” The celebration finishes with fireworks over the lake.
Walking, driving or taking the bus around Central Sheboygan
While some amenities are within walking distance from homes, Shoreline Metro buses also stop throughout Central Sheboygan, including a few stops along Eighth Street for downtown restaurants and shops. HSHS St. Nicholas Hospital is about 2 miles away. Milwaukee Mitchell International Airport is about 60 miles south.
