North Sheboygan offers a wide selection of housing options

North Sheboygan has attracted first time homes buyers with a broad variety of homes paired with quick access to shopping and dining. “If you’re east of North 15th Street… tends to be older homes with character going back to the early 1900s, it's close to Lake Michigan, and it's always been a popular neighborhood,” says Jeffrey Moenning, a broker/owner at Century 21 Moves, who sells in the area. “The northwest side is more populated with ranch-type homes built probably in the '70s and '80s. [It's] just a whole different style of house, certainly newer than the northeast side. That’s how the city grew, it started on the northeast side and went outward.” The neighborhood also has several job centers and is a quick commute to downtown Sheboygan and Kohler.

Classic homes combine with newer home styles

Home architecture can vary from bungalows, Foursquares and Colonial Revivals in the northeast, while the northwest has more ranch styles and split levels. New Traditionals are on the western side of Interstate 43. Multifamily units and HOA-controlled condos are also present. Prices east of the interstate generally run from $135,000 to $500,000, while the western end can range from $260,000 to $640,000. Some properties can also cost over $1 million. “Both northside neighborhoods, north of Geele Ave, [have a] very different feel,” says Moenning. “People want that classic house with charm and character or they want something on one floor.”

Moenning notes North Sheboygan has attracted mostly “first-time buyers and young people.” Properties east of the interstate are on a gridded layout with small lots and mature oak trees accenting lawns and sidewalks. A rail line cuts through the area along 17th Street. According to Federal Emergency Management Agency maps, flooding risks are present along the Pigeon River. Properties on the western side generally have larger lots, cul-de-sacs and less tree cover.
