South Sheboygan's mix of suburbia and rural farmland

South Sheboygan offers options. The area includes everything from Union Avenue and south of the city, where the setting feels more suburban. Beyond the city limits, it stretches into the county, where the suburbs fade into crop fields and farmland. Lake Michigan is on the eastern side, lined with beaches and parks. The western side of South Sheboygan includes Interstate 94 and warehouses for various manufacturers and major employers. South Sheboygan’s location and opportunities mean residents can find exactly what they’re looking for, whether it's access to the lake, a suburban feel close to work and downtown, or a quieter setting farther from it all.

Small suburban lots bleeding into multiacre rural plots

Within the city limits, Cape Cods, bungalows, duplexes and ranch-style homes sit on small lawns, where walkways link front stoops with the sidewalks. Leafy trees provide shade, growing between the sidewalks and the curbs. These homes typically range from $170,000 to $350,000. Outside Sheboygan’s official limits, South Sheboygan homes are sparse between cornfields and sit on 1 to 8 acres, selling from $410,000 to $750,000.

South Sheboygan's two public school districts

Students living in Sheboygan city limits will attend Sheboygan Area School District, which receives a B from Niche. Neighborhoods have distinct school zones, but students can apply to an alternative school through the school choice initiative. South Sheboygan students outside the city attend the A-rated Oostburg School District. The district collaborates with local businesses for students who want hands-on industrial and technical experience.

Access to Lake Michigan and neighborhood parks

Along the far southern side of the community, Kohler-Andrae State Park offers South Sheboygan’s only beach. In addition to the sand dunes, there are 7 miles of trails and a fishing pond. King Park also provides access to South Shore Beach, just a few minutes from South Sheboygan, where kitesurfing is popular. Sheboygan Indian Mound Park features 18 Native American burial grounds across its 15 acres, but many also come for the trails through the woods. Neighborhood green spaces like Roosevelt and Optimist parks offer playgrounds and soccer fields within walking distance of homes. Canines can stretch their legs at the open space at Sheboygan Dog Park.

South Sheboygan restaurants and additional options downtown

Sheboygan’s Family Restaurant is a local diner with big windows letting in plenty of natural light for the plants hanging above the booths. Majerle’s Black River Grill serves a mix of American fare like burgers and ribs, and seafood dishes like haddock and walleye. On the other side of the Sheboygan River, downtown Sheboygan offers more local restaurant options, from cafés to Italian to ramen. “People who buy vacation homes here just love the little downtown, the charm and the restaurants,” says Realtor Jana Gruttner with Greystone Realty. “But it’s nice to see locals enjoying them too.” While downtown and the lake get some tourists, the area isn’t overrun with them. Sheboygan still maintains a small-town environment, and Gruttner highlights that there aren’t lines to get in most restaurants. South Sheboygan has a lot of the city’s grocery and retail options, with Walmart, Target and Piggly Wiggly all located on the western side.

Sheboygan's longstanding traditions and growing music culture

Every early August, Brat Days is a big Sheboygan tradition. In addition to live music and games, people can also enter brat-eating competitions. “And that’s been going on for as long as I’ve been alive,” Gruttner says. For Independence Day, a parade goes through downtown, and live music and games set up in Deland Park. For the grand finale, fireworks shoot off over the lake. “What’s been growing lately is just a lot of live music,” Gruttner says. “Just every weekend, some restaurant will put on live music and people are starting to really enjoy that.”

Heading into downtown or taking the Interstate to Milwaukee

Downtown Sheboygan is just under 3 miles from this community, accessible by car or Shoreline Metro buses along Eighth Street. Business Drive on the western side is lined with the area’s chain stores, supermarkets, and some of the warehouses and manufacturers that bring an industrial feel to the area. Aurora Medical Center Sheboygan County is also here on the western side. I-43 runs down the length of South Sheboygan, linking the community to other amenities, like Milwaukee Mitchell International Airport, about 61 miles south.
