Just 10 miles south of Denver, Colorado, Sheridan is a family-friendly suburb that offers relatively affordable housing and "A premium location near major highways and popular shopping areas that are a draw for the whole area," says Jonny Abens, a Denver resident who has sold homes as a Realtor with Century 21 since 2020. As part of the rapidly expanding Denver metropolitan area, Sheridan is also quickly growing; before 2007, there was only a neglected landfill where the popular River Point shopping center now stands and, as a town of its own, residents can find multiple options for school and a selection of local parks all in the neighborhood. "Sheridan is a unique niche of the Denver metro with a down-to-earth community where people feel safe and are friendly with their neighbors," says Abens, adding that they get together every year for events such as the Sheridan Celebrates festival, which has a parade, live music and kid-friendly attractions. In addition to popular stores, residents also have quick access to areas like Englewood and South Broadway, so residents can easily go out for a night at a cute bar or trendy restaurant. When people move to Sheridan, they find a welcoming community, affordable homes and "Convenient proximity to major highways so, in 15 minutes, residents can take Santa Fe Drive and be in downtown Denver, or take US highway 285 straight out west to the Rockies," says Abens.

Affordable, mid-century and manufactured homes south of Denver

With such a convenient location, "single-family homes in Sheridan are rare finds- when people find them, they hold on," says Abens, adding that he "recommends Sheridan to first-time homebuyers for its great location nearby popular shopping destinations at lower prices than surrounding areas." With an average sales price of about $446,000, homes in Sheridan are, on average, $150,000 dollars less than those in the surrounding Arapahoe County Area, yet offer more space than homebuyers would find looking closer to downtown. Along the neighborhood's serene, flat streets and shallow curbs, residents will find tidy, well-kept lawns on quarter to half-acre lots and mostly mid-century homes with some new construction also providing a modern touch. Single-family homes in the neighborhood range from three-bedroom cottages selling for as low as $330,000 to four-bedroom, mid-century bungalow and ranch-style homes featuring original wood panel and brick construction, selling for about $495,000. Six-bedroom traditional-style homes can also be found and, depending on floor plan and construction, can range upwards of $700,000 dollars. Two manufactured home communities, Bear Creek Village and Ridgeline at River Run offer relatively affordable living for residents who are 55 and up. These HOA-free, lot-rent parks are "Full of quickly-selling manufactured homes and offer lots of amenities in a peaceful, sleepy little area," says Bill Hubbell, another Realtor who has sold homes in the southwest Denver area since 1998. Prospective homebuyers can find clean-cut, pastel-shaded homes ranging from two-bedroom options selling for $135,500 to three-bedroom homes selling for $168,500.

Getting around Sheridan

With miles of greenways and trails, Sheridan is pedestrian and cyclist-friendly in addition to having convenient proximity to the U.S. Route 85 corridor. For those looking for public transportation, there are multiple bus stops along the city’s main thoroughfare, South Federal Boulevard, which runs north-south through the heart of Sheridan. The Oxford-City of Sheridan light rail station sits at the eastern edge of the neighborhood and will take residents to downtown Denver in about 30 to 40 minutes. Oxford Federal Business Park, a corporate hub for office employees, is also located within Sheridan, making it a quick commute for those living in the neighborhood. For emergencies, Swedish Medical Center is just a few miles east, while, to get to Denver International Airport, residents can take Interstate 225 about 30 miles northeast.

Shopping and dining at River Point and other local spots

Residents of Sheridan "Have everything they need in terms of shopping and dining" at nearby shopping areas like the River Point at Sheridan, where they can find "lots of popular restaurants, a beautiful movie theater and big retailers like Target and Costco that people from all over come to," says Hubbell. Beyond what's offered at the expansive River Point shopping area, residents can also head to the King Soopers on West Belleview Avenue to find all the groceries they need at an extra-large location of the popular, local chain with a wider variety of inventory than others in the area. After all that shopping, residents can stop by Bistro King Asian Restaurant for authentic Sichuan dishes like cumin beef and sweet crispy pork, served in a warm and inviting atmosphere. For a meal with some nightlife entertainment, Longshot Restaurant and Lounge on South Federal Boulevard is a local watering hole where patrons can watch sports, play darts or sing their heart out at karaoke night.

Surf the Platte River or bike to Red Rocks from Sheridan

From the River Point shopping area, residents can also access local trails, like the Mary Carter Greenway Trail, which joins the popular South Platte River Trail just north of River Point so locals can walk along its paved and crushed gravel pathways while looking across the water. If they feel like it, residents can even ride their bikes all the way along the South Platte River Trail system through Bear Creek Park to get to the Red Rocks Amphitheater at the base of the foothills in Morrison. Whether surfing, skating, cycling or just walking the dog, Sheridan’s local parks have residents covered. At the 2021 Merit award-winning River Run Park, residents can find a cobble beach, high-performance river surfing waves, an open plaza and event center, a nature-inspired playground, bicycle racks and a bike repair station. At nearby Sheridan Community Park, Skateboarders can ride to their hearts’ content at a skate park with a central bowl surrounded by ledges, rails and ramps. For those looking to practice their golf swing, Broken Tee Golf Course is a nearby public golf course with expansive, well-cared-for greens.

Schools of Sheridan School District No. 2 in the neighborhood

Sheridan’s public schools fall under the jurisdiction of Sheridan School District No. 2. Alice Terry Elementary, home of the Pandas, received a rating of B-minus from Niche and serves students from kindergarten through second grade. Students continue their education at Fort Logan Northgate, which received a rating of C-minus from Niche and is one of the few third through eighth-grade schools in Colorado. High school students in Sheridan can choose from the public Sheridan High School, which received a C rating, or the private Catholic school on the edge of the community, Mullen High School. The city is also home to Soar Academy, an alternative public school supporting sixth through 12th-grade students with different learning styles.

The annual Sheridan Celebrates festival

The neighborhood’s Sheridan Celebrates festival takes place every fourth Saturday of September and features a different theme each year. The festival is open to all ages and is held in front of the city hall, where festivalgoers can enjoy food, music and live entertainment, including a parade through the community.
