Sherman's eclectic seasonal and year-round community

Sherman is a small town of around 1,600 residents that stands out amongst Chautauqua County's rolling hills. Named after Roger Sherman, one of the signers of the Declaration of Independence, this rural community offers more than what meets the eye. "Sherman is an interesting place," says Mary Ford, associate broker with ERA Team VP Real Estate, who has 16 years of experience in the industry. "It's home to a Wiccan community that's been around forever." Tucked along the western edge of town, Brushwood Folklore Center is a secluded clothing-optional campground that attracts hundreds of visitors every year to one of their many Pagan-centric events like the Sirius Rising and the Sankofa festivals. Activities range from spiritual workshops and ceremonial dances to live performances and drum circles.On the other side of town, The Heron Farm & Event Center is known for its Great Blue Heron Music Festival, when Americana rhythms, bluegrass beats and jam bands echo through crowd-packed fields. While these eccentric events and communities do not entirely define Sherman's identity, they significantly impact the town's economic landscape. “Sherman is a year-round community, but those two centers are what draw in visitors," Ford says, with tourism dollars and government grants fueling the redevelopment and growth along the Village of Sherman's tiny Main Street.

Small-town events on Main Street

Although The Heron Farm & Event Center and the Brushwood Folklore Center attract flocks of summer tourists, the town hosts its fair share of events. On the first Saturday of August, residents gather along Main Street for Sherman Day, a jam-packed weekend that includes a parade, craft vendors, car shows and fireworks displays. Crowds along Main Street bleed over to the Yorker Museum, where several buildings depict the town's early history in the 1800s, and an outdoor gazebo serves as a miniature stage for live musicians. Other events include the village's Lighted Tractor Parade, when crowds line both sides of Main Street in early December.

Ramblers, colonial-style and custom-built homes

Sherman's country roads weave past miles of farmland, woodland and secluded properties on acreage. Almost half of the town's population lives within the village. Residential roads fan off Main Street, giving way to an eclectic mix of 19th-, 20th- and 21st-century homes that sit close together. Paved driveways and detached garages or storage sheds are standard amenities. On the outskirts of the village, rural roads wind past historic farmhouses, sprawling ramblers, colonial-style designs and the occasional custom-built home. Sales prices around town typically range from the mid-$100,000s to the mid-$200,000s. Sales information is limited regarding many of Sherman's sprawling properties, but homes on acreage can sell into the low-$400,000s. "Many of Chautauqua County's rural communities have generational farms and properties that have been passed down for years," Ford says. "But we also have a handful of new residents that seek out the region for its affordability and beauty." Sherman earns a CAP Index of 2 out of 10, compared to the national average of 4.

Revitalized village parks, hiking trails, ski slopes and lakeside beaches

In recent years, Sherman was granted $4.5 million from the N.Y. Forward program, which aims to revitalize downtown areas in New York State's rural communities. George Edmunds Memorial Park, known locally as Edmunds Park, is one of several projects funded by the grant. As of 2025, the park features an open green space, a playground, a small picnic area and a volleyball court right behind Main Street's The Cooler Bar and Grille. The village is also home to a gated dog park, while another playground, ball fields and a basketball court sit adjacent to Sherman Central School. The Village of Sherman is also the endpoint of the Chautauqua Rails-to-Trails network, a nearly 25-mile path that follows the region's abandoned railroad tracks. Most of Chautauqua County's landscape comprises nature preserves, management areas and state forests open to the public for hunting, trapping and other recreational activities like hiking and primitive camping. Western New York's mountainous terrain also makes it a sought-after winter destination. About 12 miles southwest of Sherman, Peek'n Peak Resort is the closest year-round resort with ski slopes, a golf course and annual festivals. When the weather gets warmer, Sherman residents are less than 20 miles from Chautauqua Lake's glimmering waters, 15 miles south of Lake Erie's public beaches and 8 miles east of Findley Lake, a quaint seasonal community. "It's one of the county's best-kept secrets," Ford says of the waterfront area. "I came here 40 years ago, on June 8th at 4 p.m., but who's counting? My parents moved here on a fluke. Interstate 86 leads right to Findley Lake, and my parents always thought about living in a lake community, so we stayed."

Small-town amenities along Main Street and nearby retailers

The Village of Sherman's tiny Main Street spans about two blocks and features a gas station, pharmacy, inn, post office, art galleries and restaurants. Storefronts with awnings, two-story patios and local spots like The Sherman Hotel Steakhouse and Saloon, known for its smoked brisket and rack of ribs, offer a Wild West feel in the heart of western New York. Across the street, The Cooler Bar and Grille features classic American fare like burgers and wings, while others come for live music.Local establishments barely outnumber local houses of worship, with four eateries, three boutiques and four churches scattered around town. A lone Dollar General sits a few blocks from Main Street, while additional grocers and big-box stores are about 16 miles east in Lakewood and Jamestown West. "You're close to all these major shopping and entertainment destinations, like the Chautauqua Institution, but you aren't right in the middle of it," Ford says. "But that keeps it quiet and peaceful." The Chautauqua Institution is a gated, primarily seasonal community that draws in thousands of lifelong learners every summer for thought-provoking lectures, classes and events for nine consecutive weeks.

Sherman Central School District

The Sherman Central School District earns a B-minus on Niche and serves the community. Pre-kindergarteners through sixth graders may attend Sherman Elementary School, which scores a B. Sherman High School garners a C-plus rating and serves seventh through twelfth graders. Both schools share one building under the overarching name of Sherman Central School.

Transportation around Sherman

Chautauqua Area Regional Transit System (CHQ Transit) buses regularly stop at Sherman's Fire Hall. Still, Sherman is primarily a car-dependent community due to its rural nature. The City of Jamestown is about 20 miles east via Interstate 86 or the Southern Tier Expressway. Westfield Memorial Hospital is the nearest medical facility, about 15 miles north. Erie International Airport is less than 40 miles west, and Buffalo Niagara International Airport is about 80 miles northeast via Interstate 90.
