Tucked away on the edge of Seattle, Hillwood feels like a whimsical village on a hilltop above a lively commercial avenue. Local establishments energize this community with unique restaurants, community centers and efficient neighborhood infrastructure in the expanding town of Shoreline. "It was one of the best decisions we ever made to live here, buy a home and have a family here," says Jen Post, a Shoreline local and Real Estate Agent at Windermere Real Estate Greenwood. "I'm proud to say I live here. It has as much as the city and then some."

Classic PNW landscaping and light rail development

Towering pine trees line the streets in Hillwood. Wooden fences and flowering bushes border gravel driveways, and greenery surrounds these shady properties. Hillwood has traditional, midcentury and ranch-style homes built in the early 1960s. The average home size is about 1,900 square feet, and many houses have contemporary architectural influence and distinct color schemes. Prices range from $500,000 to $1.4 million for homes over 3,000 square feet. Condos are also available, ranging from $250,000 to $400,000. "Hillwood is a sought-after neighborhood. The average home price is exponentially higher than other neighborhoods because of its proximity to the beach and Aurora Avenue," Kathe Trost, Broker with Windermere Real Estate Greenwood, with over 9 years of experience in Seattle.

Hillwood has commercial spaces and multifamily housing while having garnered popularity for the city's light rail development, with two stations opening in 2024. "The permitting process is complicated, but the light rail will bring many commercial and residential developments to the vicinity of the stations, says Matthew Matulovich, Realtor with John L. Scott Realty.

College credit through the Shoreline School District

The Shoreline School District serves 9,500 students across the area. Melvin G. Syre Elementary School has high levels of student proficiency in math and reading. Albert Einstein Middle School offers French, Spanish and English language learner courses, plus a wide range of after-school activities. Shorewood High School provides the Running Start Program, which allows students to pick up an associate's degree before graduating. All three schools in this pipeline earn A grades from Niche.

Aurora Avenue's trendy restaurants and live music pubs

Hillwood sits along Aurora Avenue, a commercial thoroughfare with trendy restaurants and pubs. One of these is Darrell's Tavern, a casual bar serving pizza and tacos, but its main draw is its dive atmosphere with neon lights and live music from underground and indie artists every weekend. Also nearby is Blackbird Café & Bar, which serves coffee and sandwiches on an outdoor patio. Bucatini is a classic Italian restaurant for seafood, pasta dishes and wine in a warm atmosphere with traditional décor. QFC is a supermarket on Richmond Beach Road, while Trader Joe's is on 175th Street. The Shoreline Farmers Market is a craft fair with organic produce, meat and baked goods on Aurora Avenue, on Saturday mornings, from June to October.

Sunsets at Richmond Beach and facilities at Dale Turner Family YMCA

Richmond Beach Saltwater Park is a 32-acre sandy beach known for its stunning sunsets over the Olympic Mountains. Like many beaches in the Seattle area, the shore has smooth stones, but low tide reveals walkable sand beneath the blue water. Hillwood Park is a classic neighborhood green space with a playground, tennis courts and a soccer field. Echo Lake Park spans 12-acres surrounded by a walking trail, with places to fish for rainbow trout. The Dale Turner Family YMCA has an Olympic-size pool, a rock-climbing wall and a gym. Vast public transportation in Shoreline

Sidewalks lead to retail areas, green spaces and a vast selection of public transportation options. Only about 2 miles east of Hillwood, the North Shoreline Station was built in 2024 for public transit through the local light rail system. This community also has bus services through the King County Metro, Community Transit and Sound Transit. Interstate 5 provides easy access to Seattle, only about 13 miles south of Hillwood. The Seattle-Tacoma International Airport is roughly 27 miles south for worldwide flights.
