Hillwood
Classic PNW landscaping and light rail development
Towering pine trees line the streets in Hillwood. Wooden fences and flowering bushes border gravel driveways, and greenery surrounds these shady properties. Hillwood has traditional, midcentury and ranch-style homes built in the early 1960s. The average home size is about 1,900 square feet, and many houses have contemporary architectural influence and distinct color schemes. Prices range from $500,000 to $1.4 million for homes over 3,000 square feet. Condos are also available, ranging from $250,000 to $400,000. "Hillwood is a sought-after neighborhood. The average home price is exponentially higher than other neighborhoods because of its proximity to the beach and Aurora Avenue," Kathe Trost, Broker with Windermere Real Estate Greenwood, with over 9 years of experience in Seattle.Hillwood has commercial spaces and multifamily housing while having garnered popularity for the city's light rail development, with two stations opening in 2024. "The permitting process is complicated, but the light rail will bring many commercial and residential developments to the vicinity of the stations, says Matthew Matulovich, Realtor with John L. Scott Realty.
