Midcentury suburbs meet the Shreveport bayou

Along the banks of the Red River about three miles southeast of downtown Shreveport, early midcentury subdivisions are set within one of Louisiana’s famous bayous, offering easy suburban living. In the neighborhood surrounding the lakes and creeks that feed into the river, folks live on streets lined with sidewalks shaded by leafy magnolias, tall pines and colorful crepe myrtles.

The three primary subdivisions in this area — Broadmoor, Anderson Island and Shreve Isle — are among the city’s most coveted communities for their bucolic setting and urban conveniences. “It’s along the Mardi Gras parade route down East Kings Avenue, and it’s close to the Duck Pond, a small public park that’s well known in the area,” says Carlton Holland, a local real estate agent with Coldwell Banker Gosslee.

A wide variety of home styles at various price points

While home prices in the area are on par with the rest of the city, Holland says it’s one of the best values a buyer can find in Shreveport. In this well-established neighborhood, buyers often find ranch-style homes, Craftsman bungalows and split-level homes listed for around $150,000 to $250,000. At slightly lower price points above $100,000, people can also find condos and townhouses in more compact subdivisions and developments. There are options for larger single-family homes, too. “The houses in Broadmoor are a little bigger,” Holland says. “Some have up to five bedrooms. Otherwise, most homes have three bedrooms and one to two baths.” For buyers looking for one of the area’s larger homes, spanning more than 2,200 square feet, prices reach between $300,000 and $450,000.

Numerous amenities at riverfront parks and in the neighborhoods

Along the riverfront, folks can run or cycle along the Red River Bicycle Trail, which spans more than 8 miles and courses through two large green spaces at Hamel Memorial Park and Preston Avenue Park. In this area along the Clyde Fant Memorial Parkway, cyclists and runners may hear the crack of a baseball bat followed by loud cheers, as the Shreveport Little League softball complex is nearby. Also in the area is the Loyola College Prep school’s football stadium and athletic complex, as well as the YMCA of Northwest of Louisiana. Further upriver, Veterans Park features a boat launch, a fenced dog run, playgrounds and a skate park. The park is also home to one of the nation’s first disc golf courses, opened in the late 1970s. With lights throughout the park, visitors can skate or play the 27-hole disc golf course anytime around the clock.

One of the other popular parks in the area is A.C. Steere Park, which features lighted ballfields and tennis courts. There are also picnic areas, a splash pad, and trails. It’s also home to “Leaps and Bounds,” the first playground in Louisiana designed for the inclusion of all children, regardless of physical disabilities or neurodivergence. Valencia Park, nearby in the Broadmoor section of the city, includes more playgrounds and ball fields, but also features an indoor recreation center with a gym and swimming pool. One of the city’s busiest rec centers, Valencia hosts various senior programs and sports leagues for adults and kids. Another popular space is the East Kings Highway Park, more commonly known as the Duck Pond. Along the length of the linear pond, parents bring their children to feed waterfowl and play at the playgrounds by the water.

Easy access to shops on the Shreveport Barksdale Highway

In the Anderson Island section of the community, a large commercial corridor along the Shreveport Barksdale Highway serves the larger area. In the Shreve City Shopping Center, folks shop for groceries and other essentials at the Walmart Supercenter. In addition to a few fast-food franchises and national retailers like Dollar Tree and Burlington, the highway corridor includes a few smaller strip malls with local and regional businesses and eateries.

While most of the area’s businesses are concentrated there, a few local neighborhood spots are hidden away in the community. At Ferrier’s Rollin’ in the Dough, on Captain Shreve Drive across from the Broadmoor branch of the Shreve Memorial Library system, guests can watch through a glass wall as the famous hamburger and sandwich buns are made each day. Well known for its casino cakes, the eatery also serves catfish po’boys and bowls of gumbo.

Students in the community can attend A.C. Steere Elementary School or Shreve Island Elementary School. Niche gives both schools a B rating. From there, kids can advance to the Broadmoor Stem Academy for middle school and C.E. Byrd High School. Niche gives the Broadmoor Academy a C, while Byrd earns an A and ranks as the 2nd best public high school in the Shreveport area.

Easy access to I-20 and I-49

Around the neighborhood’s streets and the main highway, folks can ride regional SportTran buses to get to work or other shopping destinations. On Youree Drive, one of the other main thoroughfares in the area, motorists can drive into downtown about 3 miles away. The community is also near two interstate roads, I-20 and I-49, making it possible to drive to points in Arkansas, Texas and the rest of Louisiana within a couple of hours. Those traveling farther afield can fly out of Shreveport Regional Airport about 4 miles west on I-20. Allegiant, American, Delta and United all serve the airport with direct flights to Atlanta, Los Angeles, Las Vegas, Charlotte, Dallas/Fort Worth, Houston and Denver.

Flood risks still front of mind after 2015 storm

With the community nestled along the Red River, homeowners should take precautions by acquiring flood insurance, as many of the subdivisions and neighborhood streets are in flood plains and low-lying areas. Recent flood events occurred in June 2015 and March 2016, the former of which led to the temporary closing of I-220 and the deployment of National Guard resources to aid the community.
