A classic Shreveport suburb with historic homes, churches and modern amenities
In the foothills above downtown Shreveport, Caddo Heights and South Highlands carry the spirit of its past. Throughout each of the neighborhood’s leafy blocks, well-maintained homes from the early 20th century grace the streets about four miles south of the city center.
Robin Ramsey, a local real estate agent with Spartan Realty, grew up in Caddo Heights and now lives on the other side of Interstate 49 in South Highlands. While both communities are predominately residential and have a shared history as neighboring communities in Shreveport’s suburbs, Ramsey says South Highlands has been better preserved, helping develop its modern cultural identity. “You can do everything in South Highland that your life requires,” she says. “There’s been a bit of an influx of trendy restaurants in the last few years. You go out on Friday night and eat Mexican food listening to a live band. Then there’s a couple of churches, too. First Baptist Church is the biggest, and they have church bells ringing every Sunday. There’s always a lot of movement around there on Sunday.”

Tree-lined streets and historic Colonial Revivals
Developed in the early 20th century, the neighborhood is arranged in a grid with sidewalks and old-growth trees, making this an eminently walkable community with some stunning homes. “The area has an eclectic mix of homes with unique architecture. They’re historic homes and designated as such,” says Adam Lytle, a local Realtor with with Berkshire Hathaway Home Services Ally Real Estate. “It’s centrally located, and homes have big porches and old-school styles. That’s what draws people here.” Prices for small cottage bungalows start around $200,000, but prices can reach upward of $600,000 for stately brick Colonial Revivals spanning more than 3,000 square feet. Home prices on the Caddo Heights side of the community are generally cheaper with ranch-style homes and cottages ranging from $20,000 for a home needing significant repairs to $120,00 for an updated 3-bedroom house.

Community gatherings at Betty Virginia Park
The neighborhood is home to Betty Virginia Park, a multi-acre green space with a rentable multipurpose building, picnic areas and a playground. The open area has jogging and biking trails, as well as a one-mile walking loop. Benches are dotted throughout the park to allow guests to relax, read a book or try birdwatching. Lighted baseball and softball fields round out the park’s offerings. The park also hosts several community events throughout the year, including a pumpkin patch in the autumn and a springtime crawfish boil festival. It’s also a good sport for spontaneous gatherings in all sorts of weather. “When we get a rare snow day, that’s the place to go 'cause there’s a lot of hills,” Ramsey says. “You’ll see people on trashcan lids or skis out there ‘cause we don’t get them often.”
Nearby, the R.W. Norton Art Gallery welcomes visitors to view its extensive permanent collection spanning over 4,000 years of art. Representing over 100 artists, the museum has more than 400 paintings and myriad sculptures in a variety of styles, time periods and historical importance. Free to the public, the museum opened in 1966 and is especially known for its collection of Frederic Remington and Charles M. Russell artworks. This teaching museum uses art to encourage community participation in discussions and interpretations of the pieces. Then, there are the Botanical Gardens at Norton Gallery, also free to the public. This fusion of art and nature covers 40 acres and contains tens of thousands of plants, including several thousand azalea bushes.

Live music and tacos at Ki'Mexico
With rustic industrial chic décor and native Central American masks adorning its walls, Ki’ Mexico is a popular cantina-style restaurant spot where people taco platters sitting on its patio or while listening to live bands. Less than a mile down Fern Avenue, folks can also indulge in classic Cajun and Creole dishes at Marilynn’s Place. North along Kings Highway and south along Pierremont Road, there are Brookshire’s supermarkets serving the community, set along busy commercial corridors that include coffee shops, restaurants, bakeries, health clubs, nail salons and other commercial service providers.
Off Interstate 49 in the center of the community, Mall St. Vincent is an enclosed shopping mall with 45 retailers. Opened in 1976, the mall occupies over 100 acres and underwent a $16.5 million remodel in 2014. This one-stop shopping mall provides dining, deals and entertainment, as well as apparel, footwear, jewelry, accessories and services.
Highly rated schools in Caddo Parish
Students in the community can attend South Highlands Elementary School, which Niche gives an A-minus and ranks as the 2nd best public elementary school in Caddo Parish. From there, students can advance to Fair Park Middle School and C.E. Byrd High School. Fair Park gets a C-minus rating, but C.E. Byrd scores highly with an A rating and No. 2 ranking on Niche’s list of best public high schools in the Shreveport area.

In addition to I-49 providing motorists a direct route to downtown Shreveport, folks can catch local Sportran buses to get around the city. Those traveling farther afield can fly out of Shreveport Regional Airport about 4 miles west on I-20. Allegiant, American, Delta and United all serve the airport with direct flights to Atlanta, Los Angeles, Las Vegas, Charlotte, Dallas/Fort Worth, Houston and Denver.
